For the buyer who wants the top of a Brickell tower, and wants to know which top is worth a visit before the sales teams start talking about views.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Each of the three Brickell towers on our file sells its top floors in a different way. 619 Brickell by Nobu puts Sky Villas and Penthouses above a waterfront site. Cipriani Residences Miami sells penthouses with private pools in a tower delivering in summer 2027. ORA by Casa Tua puts its Sky Suites on floor 74 and its Penthouse Collection on 75, nearly 1,000 feet up. If the water matters most, the answer is Nobu. If the date matters most, Cipriani. If a furnished home nearly 1,000 feet up matters most, ORA.
The five questions, asked of the top of each tower. The From prices are each building's published entry, not a penthouse price; penthouse pricing is released on request.

The word is not regulated, so read each developer's own definition.
At Cipriani, the developer's description attaches a private pool to the penthouses. That is a physical feature you can check on the plan, and it brings its own questions: the structure under the pool, who maintains it, and whether it is part of your unit or a limited common element.
At 619 Brickell, Sky Villas and Penthouses are named as separate products at the top of a range that already runs to five bedrooms. Ask for the plans of each and the floors they occupy.
At ORA, the top two floors carry names, Sky Suites on 74 and the Penthouse Collection on 75, and the homes from floor 45 to 74 sit above Bosco. The difference between a Sky Suite and a home on floor 60 is a plan question, not a marketing one.
Our page on what makes a penthouse a penthouse lists what to look for: ceiling height, private outdoor space, a private elevator, and roof rights in writing.
Only one. 619 Brickell by Nobu is on the bay side of Brickell Avenue, and the developer states that every living room and primary bedroom faces water. At the top of that tower, the view is of the bay directly below rather than across a street of other towers.
Cipriani and ORA give bay views from height. A view from height is real, but it depends on the line you buy and on what stands between you and the water. Ask each sales team which direction the top lines face and what sits in front of them. Our Brickell zone page shows where each tower stands.
Some Brickell penthouse buyers are really choosing between the city and the ocean. The clearest beach comparison on our file is the Wellness Penthouse at Rivage Bal Harbour, the developer's final residence in that building, From $75,000,000 as announced in July 2026. It spans three levels with about 10,264 square feet inside and about 9,531 outside, five bedrooms and a Longevity Suite with a hyperbaric chamber.
The comparison shows what each address gives. Brickell gives height, the skyline and the city at the door. Bal Harbour gives a low tower of about 56 homes on a private shoreline. Our Brickell vs Bal Harbour page compares the two ways of living.
The top of 619 Brickell by Nobu suits the buyer who wants water below and a wellness floor below that, and can wait for a date. You give up a published delivery date for now. See Nobu's top floors and the Nobu dossier.
A Cipriani penthouse suits the buyer who wants a private pool, Cipriani service and keys in 2027. You give up a waterfront site and most of the choice, since the building is largely sold; the penthouses left are the first question to ask. See Cipriani's top floors.
ORA's top floors suit the buyer who wants a furnished home nearly 1,000 feet up, with a hospitality operator. You give up the water and you accept a brand licence that the fact sheet says can end. See ORA's top floors.
A penthouse is the hardest home in a tower to price and to resell; our pages on penthouse running costs and penthouse resale and the buyer pool cover both. The desk holds the current top-floor plans for all three towers and reads them with you, ceiling by ceiling and terrace by terrace. A family weighing the same towers should read which new Brickell condos suit a family.
