Scarcity is presented as a pure advantage. It is two things at once, and the second one only appears when you sell.

The Mechanism

Scarcity works in both directions.

A penthouse is scarce because few exist. That supports value, and it is the argument every sales gallery makes.

The same scarcity means the pool of buyers is small. A residence at this level suits a narrow group by budget, by taste, by exposure preference and by how they intend to live.

Few sellers supports price. Few buyers costs time. Both are true simultaneously and only the first appears in the brochure.

What This Looks Like In Practice

Time, not price, is usually where it shows.

Residences at the top of buildings frequently take considerably longer to sell than ordinary lines in the same building. That is the ordinary condition of a thin market rather than a sign of a problem.

A seller who needs to transact on a schedule has much less leverage than one who can wait, and the gap between those two positions is wider at the top of a building than anywhere else in it.

In a soft market, the thin tier softens first and recovers last, because the marginal buyer disappears earliest.

The Aston Martin triplex has been marketed since December 2022. That is a data point about the tier as much as about the residence.

What Narrows Your Pool Further

Four things worth knowing before you buy.

Unusual exposure. A west facing residence in an oceanfront building has a smaller pool than an east facing one, whatever the merits.

Very large size. Above a certain area the number of households who want that much space in a condominium falls sharply.

Highly specific design. A strongly authored interior that suits you may need replacing for the next buyer, and they will price that in.

Being one of eight. If the building has a penthouse collection, you are competing at resale with seven similar residences, and possibly with the developer still holding some.

What Widens It

The other side.

A protected view. A residence whose outlook cannot be built out is durably scarce in a way that a residence merely being high is not.

Genuinely owned outdoor space, deeded rather than licensed.

A building that has aged well, with funded reserves and a clean assessment history. At resale the building sells the residence.

A long hold. Time is the variable that most reliably resolves a thin market, and it is the one entirely within your control.

The Shift

Assume it takes longer, and buy accordingly.

If the purchase only works on a short horizon or a quick exit, the thin buyer pool is a real risk rather than a theoretical one. Are penthouses harder to sell?
They typically take longer, because the pool of buyers who want a residence of that size, exposure and price is small. That is the ordinary condition of a thin market rather than an indication of a problem with a particular residence.
Do penthouses hold value better?
Scarcity supports value and a thin buyer pool works against liquidity. Which dominates depends on the market when you sell and how long you have held. Anyone presenting this as settled is selling something.
What hurts penthouse resale most?

What helps it?
