Which new Brickell condos suit a family?

For the parents moving into Brickell with children at home, who need room, a building that welcomes them, and a date they can plan a school year around.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

For a family, 619 Brickell by Nobu has the widest range of sizes, up to five bedrooms, From $2,950,000. Cipriani Residences Miami is the one with a date, summer 2027, and the only one of the three with a children's playroom on its amenity list, From $1,859,900. ORA by Casa Tua has the lowest door price, From $952,900, but its homes stop at four bedrooms and come furnished. Choose on space first, then on the calendar.

How do the three compare for a family?

The same five questions, put to each tower from the developers' published material:

619 Brickell by Nobu. Price point: From $2,950,000. Delivery: no date in the material on our file. Unit mix: about 300 homes over 75 stories, one to five bedrooms, plus Sky Villas and Penthouses, from about 1,160 square feet. Position: 619 Brickell Avenue, on the water, with a water view from every living room and primary bedroom. Operator or brand: Nobu, licensed to 13th Floor Investments and Key International.

Cipriani Residences Miami. Price point: From $1,859,900 for a one-bedroom plus den, per the September 2026 availability list. Delivery: topped off in July 2026, summer 2027 per the developer, more than 80 percent sold. Unit mix: 397 residences, including penthouses with private pools. Position: 1420 South Miami Avenue, with views over Biscayne Bay, the Brickell skyline and Coconut Grove. Operator or brand: Cipriani runs resident dining, the concierge and the staff training, for Mast Capital.

ORA by Casa Tua. Price point: From $952,900. Delivery: pre-construction and selling, no completion date on file. Unit mix: studio to four bedrooms, every home fully furnished. Position: 1210 Brickell Avenue, with the Brickell Metrorail and Metromover stations nearby. Operator or brand: Casa Tua as licensed brand and named hospitality operator.

A family reads that list differently from a single buyer. The bedroom ceiling matters more than the entry price, and a delivery date matters more than a view.

Which one has the most room for children?

619 Brickell by Nobu, on the published range. It runs to five bedrooms, and its Sky Villas and Penthouses sit above that. A family of five or six can find a home here without combining units.

ORA's range stops at four bedrooms, and every residence comes fully furnished by m2atelier. For a family bringing its own furniture, that is a cost already inside the price that may go unused. Ask for the furniture schedule by line before you compare.

Cipriani's published entry is a one-bedroom plus den. The larger lines and the penthouses with private pools are in the availability list, which shrinks as the building sells. With more than 80 percent sold, the family-sized lines are the ones to ask about first, and the desk holds the current list.

Our page on buying a condo in Miami for a family covers how to judge a family floor plan beyond the bedroom count.

What is there for children inside each building?

Cipriani lists the most for a family on paper: a children's playroom, a dog park, a resort deck with two pools, a pickleball court, a golf simulator, a screening room and a residents' library, with resident-only dining and in-home dining from the Cipriani kitchen.

619 Brickell lists about 90,000 square feet of amenities: an 86 foot sunset pool, two padel courts, a resident Nobu cafe, Zen gardens, screening and gaming lounges, and a full wellness floor. There is no children's room in the published list, which is a question for the sales team, not a conclusion.

ORA's signature is Bosco, a sky park about 500 feet above the street. The fact sheet on our file says little else about the amenity program, so ask for the full list and the floor where each space sits.

Every one of these spaces is paid for through the association budget. A large program is a monthly cost as well as a feature; our page on Miami HOA fees explains how to read that line.

Which one can a family move into first?

Cipriani Residences Miami. It topped off in July 2026, and the developer gives summer 2027 for delivery. For parents planning around a school year, it is the only one of the three with a published date close enough to plan with.

Neither 619 Brickell by Nobu nor ORA has a completion date in the material we hold. A family buying in either asks for the construction schedule in writing and reads the outside completion date in the purchase agreement. Our page on what happens if a Miami developer delivers late covers the mechanics, and delivery timelines and how they slip explains the common causes.

Who each one suits, and what you give up

619 Brickell by Nobu suits the larger family that wants the bay in front of the living room and space to grow into, and can wait for keys. You give up a published delivery date and you accept the highest entry price of the three. The Nobu dossier and its top floors hold the detail.

Cipriani Residences Miami suits the family that needs a move-in date and wants the most child-friendly amenity list. You give up the waterfront position and most of the choice, since the building is largely sold. Read what to know before you buy at Cipriani.

ORA by Casa Tua suits the smaller family, or one buying a second Miami base, that wants transit at the corner and a furnished home at the lowest door price. You give up the fifth bedroom, the water and, if you own furniture, part of what the price buys. See whether ORA is worth it.

Our Brickell zone page maps all three, and the luxury pre-construction comparison reads the same towers for a buyer without children, and the Brickell penthouse comparison reads their top floors. A family also weighing the quieter side of the bay should read Coconut Grove or Coral Gables for a New York family. The desk lays the family-sized lines of all three side by side, with the rules on children, pets and guests from each set of condominium documents, before you visit a gallery.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

Questions buyers ask

Which new Brickell condo is best for a family?
It depends on what the family needs most. 619 Brickell by Nobu has the widest size range, up to five bedrooms, From $2,950,000. Cipriani Residences Miami has a summer 2027 delivery date and a children's playroom, From $1,859,900. ORA by Casa Tua has the lowest entry, From $952,900, with homes up to four bedrooms.
Which Brickell tower has five-bedroom homes?
619 Brickell by Nobu publishes a range of one to five bedrooms, plus Sky Villas and Penthouses. ORA by Casa Tua runs from studios to four bedrooms. Cipriani's larger lines and penthouses are in its availability list, which changes as the building sells.
Does Cipriani Residences Miami have a children's playroom?
Yes. The developer lists a children's playroom among the amenities, along with a dog park, two pools on a resort deck, a pickleball court, a golf simulator, a screening room and a residents' library. Ask how each space is booked and what the association budget pays for it.
When can a family move into Cipriani Residences Miami?
The developer gives summer 2027 for delivery. The tower topped off in July 2026 and more than 80 percent is sold, per the material on our file. Confirm the current milestone and the outside completion date in the purchase agreement before planning a school year around it.
Are ORA by Casa Tua homes furnished?
Yes. The developer describes every residence, from studio to four bedrooms, as fully furnished and move in ready, with interiors by m2atelier. A family bringing its own furniture asks for the furniture schedule by line, so it knows what the price includes.
Is 619 Brickell by Nobu on the water?
Yes. It sits at 619 Brickell Avenue, on the water, and the developer states that every living room and primary bedroom has a water view. Cipriani and ORA have bay views from height but do not sit on the water.
What is the lowest entry price for a new family home in Brickell?
Of these three towers, ORA by Casa Tua has the lowest published entry, From $952,900, but that figure buys its smallest homes. Family-size lines in every tower sit above the entry figure. The desk holds current pricing by line for all three.
Do Brickell condo rules allow children and pets?
The rules sit in each building's condominium documents: the declaration and the rules and regulations. Ask for them before signing and read the sections on pets, guests, pool hours and noise. Cipriani lists a dog park among its amenities, which tells you dogs are expected.
Is Brickell a good place to raise children?
That depends on your school, your commute and how your family spends a weekend. Brickell is a dense working district with transit, and its towers answer with amenity floors rather than gardens. Our zone page and the Coconut Grove or Coral Gables comparison set out the quieter alternatives.
How do I compare family floor plans across Brickell towers?
Ask each developer for the plans by line with current availability, then compare bedrooms, interior and terrace square footage, and where the children's rooms sit against the living areas. The desk lays the family lines of all three towers side by side before any gallery visit.
