The island is largely low rise, which makes height genuinely scarce and makes an ocean outlook a matter of position rather than of floor number.
This is where the architecture is. OMA at The Perigon, Renzo Piano at Eighty Seven Park, Peter Marino at The Raleigh, Robert A. M. Stern at Shore Club. No other Miami zone concentrates practices of that standing.
Beach frontage cannot be manufactured, and most of this coast is already built.
Recorded sale. Seaway at the Surf Club, $86 million in November 2025, the Miami-Dade record. Faena House, $60 million in 2015, the record it replaced after a decade.
Reported contract. Shore Club Private Collection, above $120 million since 2023 and still not closed.
Asking price. Rosewood Residences at The Raleigh, a reported $150 million, the highest figure in the market. Ocean House Surfside, a reported $70 million duplex. The Perigon, a west facing duplex around $37 million.
No public figure. Aman Miami Beach, Arte Surfside, Five Park, Eighty Seven Park, Ritz-Carlton Residences Miami Beach and Continuum South Beach.
The zone specific error is mixing kinds of number. An $86 million recorded sale, a $120 million reported contract and a $150 million asking price all sit within a few miles of each other, and published lists present them as a single ranking. They are three different categories of fact.
The second is assuming the highest figure describes the best residence. It describes the highest hope.
The third is ignoring the bay side. The Ritz-Carlton Residences sit on the waterway rather than the ocean, which is a different product at a similar price and is not a lesser one.
Four figures above eighty million circulate within a few miles here and exactly one is a recorded sale, which is the single most important thing to understand before pricing anything on this coast.
