Who should I call about buying a new condo in Coconut Grove?

In Coconut Grove the first call decides who is in the room for the next two years. Three kinds of people take it, and only one of them works for you.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Call someone who works for the buyer, not for the building. In Coconut Grove that distinction does real work, because the current shelf is three buildings of very different shapes: a seventy home Four Seasons tower on Bayshore Drive, a collection of about nineteen homes above a retail paseo at Ziggurat, and a 194 home wellness building at THE WELL Coconut Grove. The sales gallery of any one of them will show you only its own. An agent will show you what you ask for. A buyer advisory reads all three against each other and is prepared to say not this one, or not yet. Start with who should I call about buying a new condo in Miami, the same three calls read for the whole city.

The three calls

The developer's sales gallery. Polished, fast, and paid by the developer. The person you meet there works for the seller; the developer's own paperwork says its oral statements cannot be relied upon.

A real estate agent. Licensed and paid a commission by the developer at closing whichever building you choose. A good one works hard for you; the structure still rewards a closing over a warning.

A buyer advisory. A team that takes only the buyer's side, reads the developer's documents against you, and is prepared to say not this one, or not yet. Paid the same commission on the same closing. The mechanics of representation are set out in do I need a realtor to buy pre-construction in Miami.

What is being built in Coconut Grove

The buildings on the desk's books, in the developers' own words.

Four Seasons Private Residences Coconut Grove. CMC Group and Fort Partners; twenty storeys, seventy residences, every residence with a water view; typical homes from about 2,025 to 3,975 square feet. The Four Seasons name is carried under licence, with an appointed Director of Residence, residential concierge, doorman and bellman. The developer fact sheet stages deposits at 20 percent at contract and 20 percent at groundbreaking, the balance per the purchase agreement. No published entry price; pricing is released on request. The decisions in order are in Four Seasons Private Residences Coconut Grove: what to know before you buy.

Ziggurat. About nineteen homes above roughly 45,000 square feet of retail, a courtyard with a restaurant, a cafe and a market, beside a five storey office building with a rooftop restaurant. A rooftop pool, a hydrotherapy circuit and cabanas carried by a very small owner count. Reported mostly sold before groundbreaking, with the site cleared and construction to follow, so the remaining list is short and the honest conversation is about what is left. No published entry price on the desk's file. Read Ziggurat Coconut Grove: what to know before you buy.

THE WELL Coconut Grove. Terra with AB Asset Management; the developer's project page states 194 residences across eight floors, a 13,000 square foot Wellness Club and a 40,000 square foot rooftop. It broke ground in January 2026, with completion in early 2028 on the desk's census. The wellness engineering behind the name is read in the Wellness Index.

The wider map, street by street, is the Coconut Grove zone hub. Households moving to the neighborhood itself, rather than choosing between its buildings, start at relocating from Seattle to Coconut Grove.

What to ask whoever you call

Four questions in the first five minutes. Who pays you, and does it change by building? Have you read this building's purchase agreement, deposit schedule and first budget, and will you read them with me? Which line and floor would you buy here, and which would you not? What happens to my deposit if delivery is late?

The right call is the one that is willing to talk you out of it. Every other question a buyer brings to the Grove is collected in the questions buyers ask.

Common Questions

Questions buyers ask

Do I need a real estate agent to buy a new condo in Coconut Grove?
No, but the developer pays the same commission whether or not you bring one, so going alone saves nothing and leaves nobody on your side of the documents.
Who pays the buyer's agent in Coconut Grove?
The developer, at closing, from a commission set in advance. It is the same at Four Seasons, Ziggurat and THE WELL, so representation costs the buyer nothing extra.
Which new buildings are in Coconut Grove?
Four Seasons Private Residences Coconut Grove, Ziggurat and THE WELL Coconut Grove are the three on the desk's books, with the wider field mapped on the Coconut Grove zone hub.
What is a buyer advisory?
A team that represents only the buyer, reads the documents against you, and says where it would not proceed. It is paid the same commission, by the developer, on the same closing.
Can the sales gallery represent me?
No. It represents the developer. Its material is useful and its numbers are the developer's own, but its job is to sell its building, not to compare it against the other two.Read the full answer
Can the desk show me every building in Coconut Grove?
Yes, from the current releases and the plans by line, one to one, including the buildings where the honest answer is that the plan you want is no longer there.
What should my first message say?
The building you are looking at, or the question you have. One line is enough; the reply will ask for the rest only if it matters.
How fast does someone reply?
A person replies within 24 hours, usually much sooner. On weekends, back on Monday morning.
Does the desk answer in my language?
English, Spanish, Portuguese, French, German and Italian.
Can I be represented without visiting Miami?
Yes. Buyers abroad are represented from the first document to closing, and many Coconut Grove purchases are read, compared and contracted without the buyer leaving home.
