The first call a buyer makes decides who is in the room for the next two years. In Miami new construction there are three kinds of people who take it, and only one of them works for you.
This page answers a first question. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
The developer’s sales gallery. Polished, fast, and paid by the developer. The person you meet there represents the seller; everything they say is true as far as the developer wants it to be, and nothing they say binds the developer, as their own paperwork states.
A real estate agent. Licensed, often excellent, and paid a commission by the developer at closing whichever building you choose. A good one works hard for you; the structure still rewards a closing over a warning.
A buyer advisory. A licensed brokerage that takes only the buyer’s side, reads the developer’s documents against you, and is prepared to say not this one, or not yet. Paid the same commission, on the same closing, but built around the buyer from the start.
Who pays you, and does it change by building? Have you read this building’s purchase agreement, deposit schedule and first budget, and will you read them with me? Which line and floor would you buy here, and which would you not? What happens to my deposit if delivery is late?
The sales gallery cannot answer the last two against its own interest. An agent can. An advisory must, or it is not one.
The right call is the one that is willing to talk you out of it.
Tracks every launch in Miami and Palm Beach from the developers’ own files; keeps the plans by line, the price lists and the deposit structures; reads the documents with you before contract; represents you through the transaction; answers in six languages; and says where it would not proceed.
Contact the desk at Miami Dossier for the current release, the plans by line and the deposit structure of any building we cover, discussed one to one.
A private report on the Miami market, sent when there is something worth knowing. No noise, no listings, no pressure.
Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Start with the building you are looking at, or with the question you have; either is a conversation. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
A person replies within 24 hours, usually much sooner. On weekends, back on Monday morning.
