Relocating from Seattle to Coconut Grove: which building fits?

For the Seattle household trading the Sound for the bay, done with the grey months, keeping the boat habit and the walking village life, and moving for good.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

THE WELL Coconut Grove, if the household wants the Grove's village scale at full size and can wait: the developer's project page states 194 residences across eight floors, it broke ground in January 2026, and completion in early 2028 is the date on the desk's census. Four Seasons Private Residences Coconut Grove, if the household wants seventy homes, a water view from every residence and a hotel's service staff under a licence: twenty storeys on Bayshore Drive, deposits staged at 20 percent at contract and 20 percent at groundbreaking on the developer fact sheet, and no delivery date published on the desk's file. Ziggurat, if about nineteen homes above a retail paseo is the life being bought, accepting that it was reported mostly sold before groundbreaking and the remaining list is short. None of the three publishes an entry price.

How do the three compare?

Three axes, from the developers' published material only.

Four Seasons Private Residences Coconut Grove. Price point: no published entry price; released on request. Scale: twenty storeys, seventy residences, typical homes from about 2,025 to 3,975 square feet, every residence with a water view, dedicated elevator access to private foyers. Team: CMC Group and Fort Partners; architecture by Revuelta; the Four Seasons name under licence, with a Director of Residence, residential concierge, doorman and bellman, none of it owned or sold by Four Seasons. Read Four Seasons Private Residences Coconut Grove: what to know before you buy.

Ziggurat. Price point: no published entry price on the desk's file. Scale: about nineteen homes in a stepped building of a few storeys, above roughly 45,000 square feet of retail with a restaurant, a cafe and a market around a courtyard, beside a five storey office building with a rooftop restaurant. Program: a rooftop pool, a hydrotherapy circuit and cabanas carried by a very small owner count. Status: site cleared, construction to follow. Read Ziggurat Coconut Grove: what to know before you buy.

THE WELL Coconut Grove. Price point: no published entry price on the desk's file. Scale: 194 residences across eight floors, a 13,000 square foot Wellness Club and a 40,000 square foot rooftop, per the developer's project page. Team: Terra with AB Asset Management. Status: broke ground in January 2026, completion early 2028 on the desk's census. The wellness engineering is scored in the Wellness Index.

The neighborhood around all three, street by street, is the Coconut Grove zone hub, and the first call to make on any of them is worked through in who should I call about buying a new condo in Coconut Grove.

From the coverageAll buildings ›
What has a Seattle owner never had to read?

Four documents, none of which exists on a house in Seattle. The association's master policy, which insures the building and carries a named storm deductible set as a percentage of the insured value, so a hurricane reaches every owner through an assessment rather than through their own insurer. The owner's own policy, which covers the interior and the owner's share of a loss assessment. The flood zone and the elevation certificate, which decide whether a flood policy is required and what it costs; the Grove sits on Biscayne Bay, and the zone is read per building, not per neighborhood. And the hurricane procedure, which says who may order the amenities closed, the elevators parked and the owners out. The Coconut Grove owner reads these four before the rescission period runs. Read Miami condo insurance, what a named storm deductible is and who pays it and does buying a Miami condo make you a Florida resident.

What changes on the tax side, and what does not?

Less than the moving companies imply. Washington taxes no personal income; Florida taxes no personal income. This move is not a tax move, and anyone who sells it as one is selling. What does change is mechanics for counsel. Florida domicile is a set of facts, not a purchase. The homestead exemption follows a primary residence the owner occupies on the first of January and is claimed on the county's calendar, and the delivery date sets the first year it can apply: early 2028 at THE WELL on the current census, unpublished at Four Seasons, and after construction at Ziggurat. The property tax base resets at purchase on every building, and the homestead cap starts counting from the first year it applies. Washington's capital gains excise on the sale of other assets, and the timing of the move itself, are questions for the accountant before the contract, not after.

Who each suits, and what you give up

Four Seasons suits the household that wants service staff, a water view from every home and a seventy owner building on the bay. You give up a published price and a published date.

Ziggurat suits the household that wants the village at its smallest: nineteen neighbours, the market and the cafe downstairs, the park across the street. You give up choice, since the list was short before groundbreaking.

THE WELL suits the household that wants the full wellness program and a 194 home building that can carry it, and can plan around early 2028. You give up the boutique headcount and two winters of waiting.

The desk reads the price sheets, the deposit schedules and the storm documents with the buyer before the reservation. Every other relocation question is in the questions buyers ask.

What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.

Common Questions

Questions buyers ask

Which Coconut Grove condo can a Seattle buyer move into first?
None of the three is delivered today. THE WELL publishes the firmest horizon, completion in early 2028 after a January 2026 groundbreaking. Four Seasons publishes no delivery date on the desk's file, and Ziggurat's site is cleared with construction to follow.
Do any of the three publish a price?
No. Four Seasons, Ziggurat and THE WELL Coconut Grove each publish no entry price on the desk's file; pricing is released on request through the sales team or the desk.
Does moving from Washington to Florida change my income tax?
No. Neither Washington nor Florida taxes personal income. The changes are the property tax base, which resets at purchase, and the homestead calendar, not an income tax saving.
Can I file homestead in the year I buy?
Only if you occupy the home as your primary residence on the first of January and claim it on the county's calendar. The delivery date sets the first year it can apply.
Is the insurance different from a house in Seattle?
Yes. The association's master policy carries a named storm deductible shared by owners through assessments, and the owner's policy covers the interior. A flood policy depends on the building's zone on the bay.
Which building is smallest?
Ziggurat, at about nineteen homes. Four Seasons carries seventy residences, and THE WELL 194, which is why their amenity programs read so differently.
Which building is on the water?
Four Seasons stands on Bayshore Drive with a water view from every residence. Ziggurat sits in the village above its paseo, and THE WELL in the Grove's streets; the bay is the neighborhood's edge for all three.
Do these buildings have a hotel in them?
No. Four Seasons carries the brand's name and residential service staff under licence, with no hotel on the site. Ziggurat and THE WELL are residential buildings.
What should a Seattle buyer read first?
The four Florida documents: the master policy and its named storm deductible, the owner's own policy, the flood zone and elevation certificate, and the hurricane procedure. None of them exists on a Seattle house.
Who should I call about relocating from Seattle to Coconut Grove?
The sales team for the release and the schedule, a Florida real estate lawyer for the domicile and homestead questions, an insurance agent for the two layers, and the desk to read the three buildings with you before the reservation.
