Do I need a realtor to buy pre-construction in Miami?

Nothing in Florida law requires a realtor to buy a new condo. Everything about the purchase rewards having one on your side, because the other side already has theirs.

This page answers a first question. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Short Answer

Not required. Strongly advised. Free to you.

You can buy from a developer with no representation at all. The developer’s sales team will help you do exactly that. They are paid by the developer, and the commission that would have gone to your representative stays with the developer instead. Bringing your own representation costs you nothing at closing; the developer pays it either way.

What Representation Actually Does

On a pre-construction purchase, six things.

Reads the purchase agreement and the deposit schedule before you sign. Reads the first association budget and asks what it leaves out. Tells you which lines and floors trade first and which views can be built out. Compares the building against its peers on the documents, not the renderings. Handles the developer’s paperwork, the escrow, the closing notices. Tells you when to walk away.

The sales gallery does the first three for the developer. Nobody does the last three for you unless you bring them.

Realtor, Agent, Advisory

The words buyers use, and what they mean here.

Realtor and agent both mean a licensed real estate professional, paid at closing. A buyer advisory is a brokerage organised around the buyer’s side only: it does not take developer listings, so it never has a building to sell you. Miami Dossier is that, and its team are licensed agents of Metrik Real Estate LLC.

The One Thing The Developer Will Not Say

Register your representation first.

Most developers require your agent to be registered before your first visit or contact. Walk in alone once and the developer may refuse to pay your representative later, which means you lose the option of having one. If you intend to be represented, say so before the first call.

The Shift

What the desk holds

Contact the desk at Miami Dossier for the current release, the plans by line and the deposit structure of any building we cover, discussed one to one.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule, building by building. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

Questions buyers ask first

Is a realtor required to buy a new condo in Florida?
No. Florida law does not require it; the developer will sell to an unrepresented buyer.
Does using a realtor cost more?
No. The developer pays the commission at closing whether or not you are represented.
What if I already visited the sales gallery alone?
Tell the desk which building and when. Some developers still register representation after a first visit; some do not. It is worth asking before a second visit.Read the full answer
What does a buyer advisory do that an agent does not?
It takes only the buyer’s side by design, never carries developer listings, and reads the documents against you.
Who is behind Miami Dossier?
Metrik Real Estate LLC, a licensed Florida brokerage in Miami Beach since 2002, owned by principal Samuel Strauch, who founded Miami Dossier.
Can a realtor from another state or country represent me in Miami?
A Florida licence is required to practise here. Outside agents can refer you to a Florida brokerage and share a fee under Florida rules.
What should I bring to the first conversation?
The building or place you are considering, your budget band, and how you intend to use the home. The rest is the desk’s job.
How long does a pre-construction purchase take?
From contract to closing, usually the length of construction, two to four years for a tower. Deposits are paid in stages along the way.
Can the desk represent me on a building it does not cover yet?
Yes. The desk tracks every launch and builds the file on request.
How do I reach the desk?
WhatsApp 305.588.4547, or write to [email protected] and a person replies within 24 hours, usually much sooner.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Start with the building you are looking at, or with the question you have; either is a conversation. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
