A delivery date in a brochure is an estimate. The one that binds is in the contract, and it is later. At The Shoreclub Private Collection, here is how to read both.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
The brochure gives a season or a year. The purchase agreement gives an outside date, often with extensions for weather, permits and force majeure, after which a buyer may have the right to cancel and recover deposits. Everything between the two dates is the developer’s discretion, and the difference can be a year or more.
The Shoreclub Private Collection: ~49 homes across three forms: The Tower, The House, and The Beach House.
The Shoreclub Private Collection dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
Groundbreaking, foundation, the first residential floor poured, topping off, glass closed, interiors begun, the temporary certificate of occupancy. Each is a date a developer publishes or a site photograph shows. A buyer who tracks them knows before the sales office calls.
The Shoreclub Private Collection: Witkoff.
Deposits stay in escrow for longer; a mortgage rate lock may expire; a lease may need extending; a currency may move. None of this is in the brochure. The contract says what the developer owes you for lateness, which is usually nothing until the outside date.
The Shoreclub Private Collection: The deposit schedule is held by the desk and read with you before contract.
What is the outside date in the contract, and what are my rights if it passes? The desk has the contract and reads the clause with you.
Plan for the outside date. Celebrate the estimate if it comes true.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
