NoMad or ORA for a furnished pied-a-terre?

For the buyer who will land in Miami six or ten weeks a year and wants the door to open on a finished home: two furnished towers, two districts, one decision.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Both buildings sell the same promise, a furnished home you can land in, and they keep it in different cities inside the city. NoMad Residences Wynwood is the finished one: 329 residences from studio to two bedrooms, every one fully furnished, in a building that opened in May 2026 in Wynwood's gallery district and is sold as short-term-rental friendly, so the empty months can work. Its developer publishes an entry price: From $815,900, published by Related Group, the developer, per its price list of 7 August 2026. ORA by Casa Tua is the scale one: a 77 storey Brickell tower of fully furnished, move in ready homes from studio to four bedrooms, still in pre-construction and selling, with Casa Tua as the licensed operator of the residential experience. Its developer publishes an entry price: From $952,900, as published by the developer. The pied-a-terre buyer who wants the home now, and rented when away, reads NoMad first. The buyer who wants Brickell, the larger lines and the brand's house at nearly 1,000 feet, and can wait for a building still selling, reads ORA first. The NoMad record in full is in NoMad Residences Wynwood: what to know before you buy.

Arrive now, or wait for the tower

NoMad opened in May 2026 and is approximately 90 percent sold, with nine units left on the developer list at 528 to 931 square feet. A buyer there is choosing among named units in a running building: the restaurant is open, the staff are hired, the first budget is a real budget. ORA is pre-construction and selling, its residences carried on floors 12 to 42 below its sky park and 45 to 74 above it, with Sky Suites on 74 and the Penthouse Collection on 75; the developer's material on our file publishes no delivery date, and the buyer is choosing a line and a floor in a tower still being sold, with the deposit schedule held and read before contract. The pied-a-terre calendar divides the two before any question of taste: a home needed this winter exists in Wynwood; a home that can arrive on a developer's calendar is the Brickell read. Location is set out in NoMad: where is it and is it on the water and ORA: where is it and is it on the water.

The empty months: rented, or held

This is the axis the pairing turns on. NoMad is designed and sold as short-term-rental friendly: the home is a pied-a-terre that can work when its owner is elsewhere, under the building's own rental rules, which are read before contract. ORA's published read is the turnkey one: furnished and move in ready, run by a hospitality operator, for the buyer who wants to land, unpack and live without a designer. Whether an ORA home may be rented, on what minimum stay and under whose management, is a documents question the developer's fact sheet does not answer, and a pied-a-terre buyer who counts on rental income asks it in writing before the reservation rather than assuming the furnished format implies the allowance. The wider model choice, earn, manage or staff the empty months, is set out in how a Miami second home runs while you are away, and the purchase side in buying a Miami condo as a second home.

The two brands, and what each one runs

NoMad is the Sydell Group's brand, and the Wynwood building is its first residential property anywhere: a rooftop NoMad Restaurant and Bar reached by its own elevator, a Casa Tua Cucina food hall at ground level, a rooftop pool, a fitness and wellness centre, a speakeasy, and a library and co-working floor, in a building developed by Related Group with Tricap and Sydell Group, designed by Arquitectonica with interiors by DesignAgency. ORA's brand is Casa Tua, carried as licensed brand and named hospitality operator of the residential experience; the developer's fact sheet states plainly that the project is not owned, developed or sold by the brand, and that the licence may be terminated or revoked. Its signature is Bosco, a sky park set 500 feet above the city, in a 77 storey tower at 1210 Brickell Avenue by Arquitectonica, with interiors by m2atelier. Two licence arrangements, honestly stated in both files: the question for each is what the licence carries if it ends, and that answer sits in the offering documents of each building. The amenity records are in what are the amenities at NoMad and what are the amenities at ORA.

Size, and the shape of the stay

NoMad's lines are the pied-a-terre format itself: studio to two bedrooms, each with a private balcony, in the remaining inventory at 528 to 931 square feet, for the owner whose Miami life is two people, a gallery weekend and a work week. ORA runs studio to four bedrooms across its two bands of floors, which carries the same buyer at the small end and a family format at the large end that NoMad does not offer. The districts finish the division: Wynwood gives the gallery district and the Design District at the door, in a building the public also uses through its restaurant and food hall; Brickell gives the financial district's density, the Metrorail and Metromover at the door, and views of Brickell, Biscayne Bay and Coconut Grove. A pied-a-terre is a base, and the base is chosen by the life around the weeks, not by the weeks alone.

The two prices, each named with its source

Each building's figure is its own developer's published entry price, and they are not the same kind of figure. NoMad: From $815,900, published by Related Group, the developer, per its price list of 7 August 2026, for the remaining inventory of an open building. ORA: From $952,900, as published by the developer, for a tower in pre-construction, with current pricing and availability through the desk. Read together they say less about value than about position: the open building's last nine units against the unbuilt tower's first release, priced by different hands at different moments of the same market. Lines and floors price separately in both. The contract mechanics for each are in the NoMad buyer's guide and the ORA buyer's guide, and the shelf is indexed on the notes hub and the questions buyers ask.

Common Questions

Questions buyers ask

Which is the better furnished pied-a-terre, NoMad or ORA?
It divides on the calendar and the empty months. NoMad is open now and short-term-rental friendly, in Wynwood. ORA is Brickell at 77 storeys with the larger lines, still in pre-construction. The buyer who needs the home this winter reads NoMad; the buyer who can wait reads both.
What are the entry prices of the two?
NoMad publishes From $815,900, per the developer price list of 7 August 2026, for its remaining inventory. ORA publishes From $952,900, as published by the developer. Each figure is that building's own developer published entry price, named with its source.
Which one can I move into now?
NoMad. It opened in May 2026 and is approximately 90 percent sold, with nine units left on the developer list at 528 to 931 square feet. ORA is pre-construction and selling, and its material on our file publishes no delivery date.
Can I rent out each home when I am away?
NoMad is sold as short-term-rental friendly, under the building's own rules, read before contract. For ORA, the developer's fact sheet does not carry a rental program; whether and how an ORA home may be rented is a documents question to settle in writing before the reservation.
How do the sizes compare?
NoMad runs studio to two bedrooms, each with a private balcony, with the remaining units at 528 to 931 square feet. ORA runs studio to four bedrooms, on floors 12 to 42 and 45 to 74, with Sky Suites on 74 and the Penthouse Collection on 75.
Who operates each building's experience?
At ORA, Casa Tua is the licensed brand and the named hospitality operator of the residential experience, under a licence the fact sheet notes may be terminated or revoked. NoMad is the Sydell Group brand's own first residential property, developed with Related Group and Tricap.
What is Bosco at ORA?
A sky park set 500 feet above the city, the signature of the 77 storey tower at 1210 Brickell Avenue. The premium views sit above it, and the residence floors divide below and above the park.
What is on NoMad's roof?
A NoMad Restaurant and Bar reached by its own elevator, and a rooftop pool with sun deck and cabanas. At ground level, a Casa Tua Cucina food hall; inside, a fitness and wellness centre, a speakeasy, and a library and co-working floor.
Which district suits a pied-a-terre better?
Wynwood suits the buyer whose weeks are galleries, restaurants and the Design District next door. Brickell suits the buyer whose weeks are work, density and the bay. Both buildings are bases; the life around the weeks, not the weeks alone, makes the choice.
Who should I call to decide between them?
The desk, with your calendar stated honestly: how many weeks, in which months, and whether the empty months must earn. The two rental files and the two licences are read side by side, and the building follows from those answers.
