For the buyer who wants a finished, furnished pied-a-terre in Wynwood that can also be rented in the empty months: the building is open, and what is left of it is nine units.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
NoMad Residences Wynwood is the NoMad brand's first residential property anywhere: 329 residences from studio to two bedrooms at 2700 NW 2nd Avenue in Wynwood, every one fully furnished and curated, in a building that opened in May 2026 and is approximately 90 percent sold. The developer publishes an entry price: From $815,900, published by Related Group, the developer, per its price list of 7 August 2026. What to know before you buy is that the remaining choice is narrow and specific: nine units left on the developer list, at 528 to 931 square feet, each with a private balcony. The wider questions sit around that fact: what the furnishing package covers, what the short term rental allowance allows in the building's own rules, and what a rooftop restaurant run by the brand means for the floors below it. Where the building sits is set out in NoMad: where is it and is it on the water, and the water question itself is read in NoMad: boats, docks and marinas.
This is the first decision, because it cannot be widened later. The developer list carries nine units between 528 and 931 square feet, in a building of 329 residences that opened in May 2026 at approximately 90 percent sold. A buyer is not choosing a line and a floor from a full stack; the buyer is choosing among nine named units, and the read is unit by unit: the floor, the exposure, the balcony, and what the furnished package in that unit actually holds. The resale shelf is the other half of the same read, because a building this sold has owners as well as a developer list, and the two prices are set by different hands. The money mechanics are in the NoMad buyer's guide.
Every residence is fully furnished and curated, with interiors by DesignAgency, in a building designed by Arquitectonica under designer Raymond Fort, with landscape by Naturalficial. Furnished is the product here, not an option on it: the buyer lands in a finished home without a designer, a delivery schedule or a fit out period. What it asks in return is that the home is the brand's home before it is yours: the package is curated as a set, and changing it is a conversation with the documents, not a shopping trip. For the part time owner the model is the one read in how a Miami second home runs while you are away: the empty months are part of the design. The amenity list behind the furnishing is in what are the amenities at NoMad.
The building is sold as short-term-rental friendly, and that allowance is the income side of the same purchase. Friendly is a brochure word; the rules are the document version of it, and they carry the operative lines: the minimum stay if there is one, how many rentals a year, who may run them, and what the association takes or requires. The desk reads the short term rental rules at NoMad with the buyer before the reservation, because the allowance that makes the empty months work is only as wide as the rules as written, and rules in a building of 329 residences are enforced by a staff that includes 24 hour concierge, security and valet. What the home earns in those months is a market question this page does not forecast; the allowance, the furnishing and the staffing are the document facts.
NoMad is the creation of Sydell Group, and this is the brand's first residential property anywhere, developed by Related Group, the Miami developer since 1979, with Tricap and Sydell Group. The brand is present in the building's daily life, not only on its sign: a rooftop NoMad Restaurant and Bar reached by its own elevator, a Casa Tua Cucina food hall at ground level, a rooftop pool with sun deck and cabanas, a fitness and wellness centre with an outdoor fitness lawn, a speakeasy, and a library and co-working floor. The trade is named plainly: a restaurant and a food hall bring the district into the building, which is the Wynwood proposition, and the residents' floors sit inside a building that the public also uses. Among its neighbours NoMad is the furnished, rental friendly tower of the gallery district, just south of the Miami Design District; the head to head with Brickell's furnished tower is the experiment read in NoMad or ORA for a furnished pied-a-terre.
The intake materials publish no deposit terms for NoMad; in general terms, staged deposits with the balance due at closing, and the desk obtains the current schedule on request and reads the escrow clause with the buyer's attorney. Because the building opened in May 2026, the buyer's calendar is not a construction calendar: the questions are the closing questions (the unit's condition as delivered furnished, the punch list, the first budget of a building in its first year) rather than the delivery questions of a tower still rising. Every other buyer question is in the questions buyers ask, and the full shelf of building reads is on the notes hub.
