For the founder or finance household that built its life in Austin and is moving east to the water, with no state income tax to gain and a very different coast to learn.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
If the move is this year, Alba Palm Beach is the only finished building of the four: completed June 2026, 55 residences on the Intracoastal, a private dock, and the developer's last homes. South Flagler House, Related Ross's Robert A.M. Stern tower, gives March 2027 and is about 80 percent sold. Olara delivers in phases from late 2026 through 2028 with 275 homes and the fullest service list on the waterfront. Edgeworth takes refundable reservations now for closings anticipated in the second quarter of 2030. None of the four publishes an entry price. An Austin household gains no tax advantage by crossing to Florida, so the choice is about the water, the date and the building, not the return.

Austin money is used to new towers, a lake you can boat on, a city that grew faster than its roads, and a tax position that does not punish income. West Palm Beach shares three of the four. The towers on Flagler Drive are new, the Intracoastal is a working waterway with the Atlantic beyond it, and the traffic on the bridges to Palm Beach island in season is a conversation of its own.
The difference is the water and the weather. Lake Austin does not have a hurricane season; the Intracoastal does, from June to November, and every new building on this page is built under Florida's building code for wind. The insurance that comes with the coast is the first new line in an Austin household's budget. Read climate, insurance and the Miami buyer and Miami condo insurance before touring; the same carriers and the same questions apply in Palm Beach County.
The other difference is the condominium itself. A house in Westlake or Tarrytown has no association; every building here has one, with a budget, a declaration and rules on leasing, guests and pets. Our page on the condominium documents in five sections is where to start.
Alba now. The developer's final homes are finished, so a buyer closes and moves in, and the purchase runs like any finished condominium: offer, contract, inspection, closing. Read from offer to recording on a finished West Palm Beach condo.
South Flagler House in March 2027, if the stated date holds; the building is topped out, which removes the largest construction risk. Olara by phase; ask which phase your line belongs to before you fall for a view, because the last phase runs to 2028. Edgeworth is a 2030 address, which suits a household that wants a position on Related Ross's next tower while it sells the Austin house at its own pace; the reservation is fully refundable, so the cost of holding a place is near zero. Read Edgeworth: reservation vs contract.
A household that needs a Florida address before the building is ready can lease in the interim; ask each developer whether the association's lease rules would allow you to rent in the building itself later, which matters if the move slips.
Texas and Florida both have no state income tax, so the domicile question is lighter than it is for a New York or California household. It is not absent. Florida's homestead exemption and its assessment cap apply only to a permanent residence, and claiming them is a filing with a date. A household keeping the Austin house should ask counsel which home is the homestead and what the Texas exemption requires in return. Read does buying a Miami condo make you a Florida resident for the mechanics.
If the purchase follows a company sale or a funding round, the money arrives with its own paperwork: the title company's source of funds questions, the wire, and the entity on the deed. Read buying a Miami condo after selling a business, source of funds documentation and LLC, trust or personal name, then put the questions to counsel in both states.
Alba Palm Beach suits the household moving this year with a boat, or the idea of one, and a preference for 55 neighbours over 275. You give up choice; the developer's last homes are what is left. See Alba: is it worth it.
South Flagler House suits the household that wants architecture that reads as permanent, a 2027 date and Worth Avenue across the water. You give up a year, and the deepest service list is elsewhere. See South Flagler House: is it worth it.
Olara suits the household that wants a building run on staff, a marina, a restaurant downstairs and a medical concierge, and can wait for its phase. You give up intimacy and carry a resort's budget. See Olara: is it worth it.
Edgeworth suits the household in no hurry, holding a refundable place on the next Related Ross tower. You give up a plan, a price and a date you can verify today. See where Edgeworth sits.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
