Every new tower promises a club. Here is what Olara lists, and how the desk turns a list into a judgment.
This page answers one question. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Over 80,000 square feet centred on a private sixth floor deck; dining by Jose Andres Group including an 8,500 square foot indoor and outdoor waterfront restaurant and a dockside oyster bar; private marina with resident slips, a captained fishing boat and a cruising yacht; 24 hour doorman, valet and security; resident manager and concierge.
Amenity lists are the most generous part of any brochure. The desk reads them for three things: what is private to residents, what is shared with a hotel or a club, and what carries a cost beyond the association budget.

A 13,000 square foot indoor and outdoor fitness centre designed by The Wright Fit; a recovery spa managed by Arch Amenities; 24/7 medical concierge by Sollis Health; pursuing LEED Gold and WELL Gold.
Seventy thousand square feet of amenity with no staff is a large empty room. The questions are who runs it, at what hours, and what the budget carries for it. The desk reads the operating plan where the developer has published one and says so where it has not.
Ask who is on duty at seven in the morning. That is the amenity.
Developer materials for Olara as carried on the live dossier, verified September 2026. Compiled by the desk at Miami Dossier; figures are approximate and the developer’s.
Contact the desk at Miami Dossier for the current release, the plans by line and the deposit structure of Olara, discussed one to one.
A private report on the Miami market, sent when there is something worth knowing. No noise, no listings, no pressure.
Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For Olara that usually means the plans by line before the brochure. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
