Living part-time in Brickell: Nobu, Cipriani or ORA?

For the owner rebasing from the West Coast or the Northeast who will be in Brickell a few months a year, and wants the home to look after itself, and be ready, while the door is locked.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Three Brickell towers on our file answer the part-time owner differently. Cipriani Residences Miami publishes the most service by name: 24-hour staff trained by Cipriani, a Residential Concierge, a designated Director of Residences and a house limousine within three miles, From $1,859,900, delivering summer 2027. ORA by Casa Tua publishes every home fully furnished and move in ready with Casa Tua as the hospitality operator, From $952,900, which a seasonal owner reads as the one building where arrival needs no shopping. 619 Brickell by Nobu publishes a wellness floor and a Nobu cafe for residents, From $2,950,000, and says nothing about residential management while the owner is away. None of the three publishes a maintenance calendar for an empty home, so who opens the taps in August is a question for the management agreement, and we set it out below.

How do the three compare?

The same five axes, from the developers' published material only.

619 Brickell by Nobu. Price point: From $2,950,000. Delivery: no date in the material on our file. Unit mix: ~300 homes across 75 stories, 1 to 5 bedrooms, Sky Villas and penthouses, from ~1,160 square feet. Position: 619 Brickell Avenue, on the water, with water views from every living room and primary bedroom. Operator or brand: Nobu under licence for hospitality and wellness; 13th Floor Investments and Key International; Foster and Partners with Sieger Suarez as architect of record, Studio Munge interiors; WELL Building certified.

Cipriani Residences Miami. Price point: From $1,859,900. Delivery: topped off July 2026, delivery summer 2027, more than 80 percent sold. Unit mix: 397 residences including penthouses with private pools, 10 foot ceilings, a terrace off every living room and primary bedroom, direct elevator entry in select homes, smart home infrastructure. Position: 1420 South Miami Avenue, views of Biscayne Bay, the skyline and Coconut Grove. Operator or brand: Cipriani runs the resident only dining, the concierge and the staff; Mast Capital; Arquitectonica.

ORA by Casa Tua. Price point: From $952,900. Delivery: pre-construction, selling. Unit mix: studio to four bedrooms, fully furnished and move in ready, across 77 storeys, floors 12 to 42 below the Bosco sky park and 45 to 74 above it, Sky Suites on 74 and the Penthouse Collection on 75. Position: 1210 Brickell Avenue, the Metrorail and Metromover Brickell stations nearby. Operator or brand: Casa Tua under licence as hospitality operator, a licence the fact sheet says may be terminated; 1210 Brickell Owner LLC under Fortune International Group trademarks; Arquitectonica, interiors by m2atelier.

Who looks after the home while you are away?

Three different people, and only one of them is in the brochure. The association's manager looks after the building: the lobby, the elevators, the pool deck, the plant. The brand's staff looks after the service the brand sells: at Cipriani that is published as 24-hour staff, a Residential Concierge and a Director of Residences; at ORA it is Casa Tua's hospitality division; at Nobu the published program is dining and wellness, not residential management. Nobody looks after the inside of an empty home unless the owner arranges it: the air conditioning set point, the water heater, the refrigerator left running, the plants, the mail. Some branded buildings sell that as a home watch or a la carte housekeeping; whether these three do, at what price and under what contract, is not in the published material. The desk asks for the a la carte service menu and the management agreement before the reservation, because that is where the answer lives. Read lock and leave at Cipriani, at ORA and at Nobu, and who manages a new Miami condo day to day.

What does an empty Brickell home need in summer?

Humidity. A sealed glass home with the air conditioning off for three months in a Miami summer is the classic way to meet mould at the door in November. The owner's calendar, whoever runs it, sets the air conditioning to a humidity target rather than a temperature, runs water through every trap so the drains do not dry and smell, shuts the water supply at the home's valve if the building allows it, and has someone walk the home after any storm. Cipriani publishes smart home infrastructure, which usually means the thermostat and the leak sensors can be read from a phone; whether the building's own staff responds to an alert is the management question again. The association's rules will also say whether the building may enter the home in an emergency and how an owner is notified. Read can the building enter your Miami condo when you are away and Miami condo insurance for the vacancy clauses an owner's policy can carry.

Which one is ready when you arrive?

ORA is sold fully furnished and move in ready, with m2atelier's interiors in every home, so the seasonal owner lands with linen in the cupboard rather than a delivery schedule. Cipriani publishes a decorated shell: custom Italian cabinetry, Wolf and Sub-Zero, stand alone tubs in most primary baths, with in-home dining and 24-hour catering once you are in. Nobu publishes Studio Munge interiors and the resident Nobu cafe, so the first dinner is downstairs. For arrival itself, Cipriani's house limousine within a three-mile radius is the only published airport answer of the three; ORA publishes the Metrorail and Metromover stations nearby, which matters for the owner who will not keep a car in Miami. Read furnished or unfurnished: which new Miami condo suits you and which Brickell tower has the best service.

What does an empty home cost?

The assessment does not stop when the owner leaves. The association's budget is paid monthly or quarterly whether the home is used or not, and in a branded building the service charge for the brand's staff is often a separate line. Property tax is assessed on the January value and billed in the autumn. Insurance on the owner's side continues, and a policy may carry a vacancy condition that changes the cover after a set number of unoccupied days; that is a question for the agent before the first summer away. Electricity for the air conditioning that keeps the humidity down is the one bill that goes up when nobody is home. None of this is published by the three developers; the estimated budget in the condominium documents is where it starts. Read how to read the developer's estimated budget, what it costs to own a condo in Miami each year and living part-time in Edgewater for how the same calendar reads across the bay.

Who each one suits, and what you give up

Cipriani suits the seasonal owner who wants the most published staff, a car to the airport and a date, summer 2027, in a building more than 80 percent sold. You give up choice to what remains on the list and share the house with 397 neighbours. Read is Cipriani worth it.

ORA suits the owner who wants to arrive to a finished home at the lowest published entry, with transit at the corner and the Bosco sky park 500 feet up. You give up authorship of your own rooms and accept a licence the fact sheet says can end. Read is ORA worth it.

Nobu suits the owner who wants the water, a wellness floor that is the residents' alone and a Foster and Partners tower, and who will arrange the home watch themselves. You pay the highest published entry of the three and buy without a date. Read the Nobu dossier.

The Brickell zone page maps the avenue, and living part-time in Miami: Coral Gables, Coconut Grove or Brickell compares the neighbourhoods. The desk reads the management agreement and the a la carte menu with the owner before the reservation, which is how August stops being a surprise.

Common Questions

Questions buyers ask

Which Brickell condo has the most service for a part-time owner?
Cipriani Residences Miami publishes 24-hour staff trained by Cipriani, a Residential Concierge, a Director of Residences and a house limousine within three miles. ORA publishes Casa Tua as operator; Nobu publishes dining and wellness.
Is ORA by Casa Tua furnished?
Yes. Every home is delivered fully furnished and move in ready with interiors by m2atelier, studio to four bedrooms, From $952,900, which suits an owner arriving for a season.
Who looks after an empty condo in Miami?
Nobody by default. The association runs the building, the brand runs its service, and the inside of the home needs a home watch or housekeeping the owner arranges. Ask for the a la carte menu.
How do you stop mould in an empty Miami condo?
Keep the air conditioning on a humidity target, run water through the drains, shut the home's water valve if allowed, and have someone walk the home after storms. Leak sensors help where the building responds.
Can the building enter my condo when I am away?
Usually in an emergency, under the declaration's access clause, with notice afterwards. Ask how the building reaches you and whether it holds a key. Counsel reads the clause.
Does the assessment stop when I am not there?
No. The association's assessment, the brand's service charge where separate, property tax and insurance continue all year. Electricity for air conditioning is the bill that rises while you are away.Read the full answer
Which Brickell building gets you to the airport?
Cipriani publishes a house limousine within a three-mile radius. ORA publishes the Metrorail and Metromover Brickell stations nearby. Nobu publishes no transport on our file.
Can I rent my Brickell condo while I am away?
Only within the declaration's leasing rules and the city's short term rental rules; none of the three files publishes a rental program. Ask before reserving, and read the lease minimum.
Which Brickell building delivers first?
Cipriani Residences Miami, summer 2027 per the developer, topped off July 2026. ORA is pre-construction; Nobu publishes no date on our file.
Who should a part-time owner call about Brickell?
The desk, which reads the management agreement, the a la carte service menu and the access clause across these three buildings with you, and a Florida real estate lawyer for the contract.
