For the owner who will be in Miami for the winter months and away for the rest, and wants the home to look after itself while the door is locked.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
A part-time owner needs three things from a building: someone who looks after the home while you are away, clear rules on letting it, and an easy arrival. On our file, Cassia in Coral Gables is built for flexible use, with stays of three days or more and optional professional management. Four Seasons Coconut Grove gives the deepest staff and 24 hour on-call repair. ORA by Casa Tua in Brickell arrives furnished, with a hospitality operator, From $952,900. Choose by how many months you will be away.
The same five questions, asked from the developers' published material:
Cassia, Coral Gables. Price point: no published entry price; pricing released on request. Delivery: estimated first quarter of 2027, about 69 percent sold. Unit mix: 174 residences of one to three bedrooms, 662 to 1,439 square feet, every one turnkey and furnished by RH, with assigned parking. Position: directly across from The Shops at Merrick Park. Operator or brand: RH furnishing; flexible ownership with a minimum three day stay and optional professional management.
Four Seasons Private Residences Coconut Grove. Price point: no published entry price; pricing held by the desk. Delivery: no date on the fact sheet we hold. Unit mix: 70 residences of about 2,025 to 3,975 square feet, each with a water view and dedicated elevator access to a private foyer. Position: Coconut Grove. Operator or brand: the Four Seasons name under licence; Director of Residence, 24/7 security and 24 hour on-call emergency repair.
ORA by Casa Tua, Brickell. Price point: From $952,900. Delivery: pre-construction, no completion date on file. Unit mix: studio to four bedrooms, every home fully furnished and move in ready. Position: 1210 Brickell Avenue, with Metrorail and Metromover stations nearby. Operator or brand: Casa Tua as licensed brand and named hospitality operator of the residential experience.
This is the first question for any part-time owner, because the months away are when small problems become large ones.
Four Seasons Coconut Grove lists the most on paper: a Director of Residence, residential concierge, doorman and bellman, 24/7 security and valet, and 24 hour on-call emergency repair. Housekeeping and grocery provisioning are offered à la carte, so a home can be opened and stocked before you land.
Cassia offers optional professional management on top of its flexible ownership model. Ask exactly what the manager does, who holds the keys and how often the home is checked.
ORA names Casa Tua as the hospitality operator of the residential experience. The fact sheet does not list the services in detail, so ask for the operator's service menu and what the association budget pays for.
Whatever the building, decide who will open the door in an emergency before you close. Our page on managing a Miami condominium from abroad lists what that person needs.
Only within the building's rules and the law. Cassia is the one of the three whose developer describes flexible ownership, with a minimum stay of three days and optional professional management. For a part-time owner who wants the home to earn while empty, that is the design.
Four Seasons Coconut Grove and ORA do not describe a rental program in the material we hold. Their condominium documents will set the rules on leasing, minimum terms and guest registration; read them before you sign, not after. Our page on Miami short-term rental rules explains the layers, from the city to the association. Rental income has tax consequences in the United States and at home; that is a question for your tax adviser.
The association fee, insurance and property tax run all year, whether you are in residence or not. Services by use, like housekeeping, are only billed when you call for them. Our page on what it costs to own a condo in Miami each year lists the recurring lines, and buying a Miami condo as a second home covers the second-home questions in full.
Furnished homes, like those at ORA and Cassia, remove the first-year cost of furnishing from afar. Ask for the furniture schedule and what replacement costs fall on you.
Cassia suits the owner who spends a few months a year in Miami, wants a turnkey home across from The Shops at Merrick Park, and may let it under the building's own flexible model. You give up size, with homes up to 1,439 square feet. Read inside Cassia's ownership model and whether it is worth it.
Four Seasons Coconut Grove suits the owner who wants a full-size home watched by a large staff, and who will use it rather than let it. You give up a published price and delivery date for now. See what the Four Seasons name does there and the Coconut Grove zone page.
ORA by Casa Tua suits the owner who wants Brickell, transit at the corner and a furnished home at the lowest door price. You give up the water, and you accept a brand licence the fact sheet says can end. See what Casa Tua does at ORA and the Brickell zone page.
For the same question on the ocean, read living part-time on the beach. The Coral Gables zone page explains why new towers are rare there. The desk reads the rental and service clauses of all three with you, so the home you leave is the home you come back to.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
