Living between New York and Fisher Island: which building fits?

For the New York household that is not leaving Manhattan and wants a second home in Miami it can arrive at on a Thursday and leave on a Monday, with someone watching it in between.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Six Fisher Island, if the second home is a house with staff and the household can accept an island reached by ferry or boat. The developer publishes ~50 waterfront homes of 3 to 8 bedrooms, a residential butler, an on-site general manager, three lobbies with full-time concierges, and a line that matters to this reader more than any other: the offering is registered in New York, Massachusetts and California in addition to Florida. Waldorf Astoria Residences Miami, From $3,300,000, and Delano Residences, From $760,000, put a hotel under the home in Downtown instead, which suits the household that wants to land, hand the keys to a desk that never closes and walk out to the city. The trade is privacy against proximity: the island is the most private address on this page and the farthest from a restaurant that is not its own.

What does it mean that the offering is registered in New York?

That the developer may market the homes to New York residents, and that a New York buyer's own regulator has a filing on it. New York requires a sponsor to file an offering of out-of-state condominium homes with the state before it is offered there, and many Florida developers do not, so a New Yorker who sees a Miami building advertised at home is often seeing a line drawn carefully around that rule; counsel reads which case applies. Six Fisher Island publishes that it is registered in New York, Massachusetts and California as well as Florida. For the buyer that means the New York filing exists to be read beside the Florida prospectus, and it means the sales team may speak to a New York address without a workaround. What it does not mean is anything about New York residency or tax; that is the next section. Read the Six Fisher Island dossier, buying a condo in Miami from out of state and documents a Miami pre-construction buyer should request.

Who watches the house in the months nobody is there?

On the island, the building's own staff: a residential butler, an on-site general manager, three lobbies with full-time concierges, on an island reached by ferry or boat. In Downtown, the hotel's: a desk that is staffed because guests are paying for it, which is the strongest argument for a hotel tower as a second home and the reason an absent owner reads the licence agreement for what the operator will and will not do inside a private residence. In both, the declaration gives the association a right of access to the home when nobody is there, after a leak or a storm, and the owner reads the notice it is owed and leaves a key on the building's terms. The furnished lines at Delano and the junior suites at Waldorf Astoria are built for an owner who arrives with a suitcase; Six Fisher Island's 3 to 8 bedroom homes are built for one who arrives with a household. Read can the building enter your Miami condo when you are away, who can live in your Miami condo besides you, lock and leave at Six Fisher Island and lock and leave at Delano.

What does the day count have to do with the second home?

Everything, for a New Yorker, and none of it is on a sales sheet. New York taxes a resident's worldwide income, and it treats some people who keep a home in the state and spend enough days there as residents whether or not they call themselves one. A household that keeps Manhattan as the first home and adds Miami has not changed that; a household that intends one day to flip the order reads the day count, the permanent place of abode rules and the domicile factors with New York counsel before the Miami contract, not after. Florida's side is simpler: no income tax, and a homestead exemption that follows a primary residence occupied on the first of January, which a second home by definition is not. The two-city buyer therefore owns in Miami without homestead, pays the full assessed tax after the reset, and insures the home as a secondary residence, which the insurer and the association are told in the same words. Read moving from New York to Miami and changing domicile, does buying a Miami condo make you a Florida resident, why property tax resets when you buy a Miami condo and estate tax exposure for non-resident owners.

Who each suits, and what you give up

Six Fisher Island suits the household that wants a house on the water with staff, an island with no bridge and a filing its own regulator has seen. You give up the city at the door, a published price and a date, and the Club decides on the membership that comes with closing. Read the Six Fisher Island buyer's guide, club membership at Six Fisher Island and the Fisher Island zone page.

Waldorf Astoria suits the household that wants a full home with a hotel's hours under it, From $3,300,000, and a Downtown address. You give up the island's privacy and a lobby of your own. Read the Waldorf Astoria dossier.

Delano suits the household that wants a furnished line it can walk into on a Thursday, From $760,000, and a beach club across the bay. You give up size in the released collection. Read the Delano dossier and the Downtown Miami zone page.

The desk reads the New York filing beside the Florida prospectus, and the licence terms beside the declaration, with the buyer before the reservation.

Common Questions

Questions buyers ask

Is Six Fisher Island registered to be sold in New York?
Yes. The developer publishes that the offering is registered in New York, Massachusetts and California in addition to Florida, which the developer itself describes as unusual.
Does buying on Fisher Island change my New York taxes?
Not by itself. New York residency turns on domicile and the day count with a permanent place of abode, which New York counsel reads before the contract.
How do you get to Fisher Island?
There is no bridge. The developer publishes arrival by ferry, private boat, house car and tender, or the private marina.
Who looks after a Six Fisher Island home when the owner is away?
The building publishes a residential butler, an on-site general manager and three lobbies with full-time concierges. The declaration sets the building's right of access.
Does the Club membership come with the home?
Lifetime Fisher Island Club membership on closing, subject to Club approval. The developer pays the initiation fee only; annual dues and charges are the owner's.
Which of the three has a published price?
Waldorf Astoria From $3,300,000 and Delano From $760,000. Six Fisher Island publishes no entry price; pricing is released on request.
Can I claim Florida homestead on a second home?
No. The exemption follows a primary residence occupied on the first of January. A second home pays the full assessed tax after the reset at purchase.
Which is better for arriving with one suitcase?
Delano's furnished suites in select lines and Waldorf Astoria's furnished junior suites are built for that. Six Fisher Island's homes run from ~3,900 square feet.
Is there a hotel on Fisher Island at Six?
No. Six Fisher Island publishes no hotel brand; Waldorf Astoria and Delano each carry a hotel in the tower.
Who should I call about a second home on Fisher Island from New York?
The sales team for the release, New York and Florida counsel for the filing and the residency questions, an insurance agent for a secondary residence, and the desk to read the three buildings with you before the reservation.
