For the household based in Dubai that will spend part of the year in Miami, wants an address the family can close and reopen without friction, and is choosing between the island and the city.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Six Fisher Island is the only new building on Fisher Island on our file, ~50 waterfront homes of 3 to 8 bedrooms, from ~3,900 to over ~15,000 square feet, with a lifetime Fisher Island Club membership on closing subject to Club approval, a residential butler and an on-site general manager, and no published price. The city alternatives are Downtown's two Biscayne towers: Waldorf Astoria Residences Miami, ~360 homes managed by Hilton, From $3,300,000, and Delano Residences & Hotel Miami, ~421 finished homes with the hotel below, From $760,000. For a household that arrives twice a year from the Gulf, the choice turns on three mechanics the brochures do not print: how the home is reopened after months closed, which approvals the building and the island hold over the family, its guests and its animals, and what happens in September when the house is empty and a storm is named.

By someone with a key and a checklist, and the three buildings publish different people. Six Fisher Island publishes a residential butler and an on-site general manager, which is a household staff model: the home is opened by people who know it. Waldorf Astoria publishes a Savant smart home with concierge access, which is a hotel model: the concierge sees the home's systems and the hotel's staff do the work on request. Delano publishes a hotel below and finished homes, with the service menu in the hotel's hands. For each, the management agreement and the house rules say whether a closed home is entered on a schedule, what the humidity set point is while it is empty, and what an owner pays for the reopening. The owner's insurance carries the absence clause. Read is Six Fisher Island lock and leave, the first year of ownership at Waldorf Astoria, is Delano lock and leave and living part-time on Fisher Island or in South Beach.
On Fisher Island there are two layers and the developer publishes the second plainly: a lifetime Fisher Island Club membership comes with closing, subject to Club approval, with the developer paying the initiation fee only and the Club setting eligibility. The Club's documents say how a family member, a guest or household staff uses the island when the owner is in Dubai, and how long a guest may stay. The condominium's declaration carries the first layer, the association's own guest, occupancy and pet rules, and the three buildings publish nothing on pets in the material on our file; the declaration does, with weight and number limits and the registration a dog needs. A household moving animals between the Emirates and Florida asks the building for its rules before the reservation and its veterinarian for the import papers. Read club membership obligations at Six Fisher Island, pets, guests and house rules at Six Fisher Island, pets, guests and house rules at Waldorf Astoria and does Delano approve buyers and tenants.
Hurricane season runs through November and the Dubai household is in the Gulf for most of it. Fisher Island is reached only by water, so the question is who closes the home, who moves the car, and whether the ferry runs under a storm warning; the developer publishes the arrival methods and nothing on the storm protocol, which is the island's and the association's. Downtown the questions are the evacuation zone, the tower's generator and the elevators after power is cut, and who enters the home if a window fails. The association holds a right of access to prevent damage; the house rules say how it is used and who is told. Read flood zone and evacuation at Six Fisher Island, at Waldorf Astoria, at Delano and can the building enter your Miami condo when you are away.
The same as for any buyer from the Gulf, with the island's addition. A deed in a personal name, a trust or a company, decided with counsel on the estate question that a non-resident owner of US property faces; the source of funds file that the closing agent and the escrow bank require for a wire from the Emirates; and, at Six Fisher Island, the Club's own application beside the condominium's. Read Gulf buyers and Miami property, estate tax exposure for non-resident owners, why international wires get held and the family office diligence file at Six Fisher Island. The direct flight makes the two-city life possible; the papers make it legal. Read the Dubai to Miami direct flight.
Six Fisher Island suits the household that wants a house-sized home on the water, staff who know it, and an island that keeps the public away while the family is abroad. You give up a bridge, a published price, and control over the Club's dues and approvals. Read the Six Fisher Island dossier.
Waldorf Astoria suits the household that wants a hotel's reopening on a phone call and rooms the hotel does not share, in the tallest tower on the coast. You give up the island's privacy and take a hotel in the building. Read the Waldorf Astoria dossier.
Delano suits the household that wants a finished home at the lowest door, From $760,000, and the Delano beach club across the bay when it is in town. You give up size, since the released homes stop at three bedrooms, and a residents-only deck. Read the Delano dossier.
The Fisher Island zone page and the Downtown Miami zone page map the two. The desk reads the Club papers, the absence rules and the storm protocol with the household before the reservation.
