Six Fisher Island works as a lock-and-leave home when someone you have named checks the residence while you are away, the rules say what staff may do inside it, and the air, the water and the terrace are set for an empty home. The building carries part of that and you carry the rest. Here is who does what, and the papers to sign before you leave.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Lock and leave is a promise about the months you are not there. You close the door in spring and find the home as you left it in the autumn: dry, cool, secure, nothing broken by a storm. At Six Fisher Island, as in any condominium, the association looks after the common elements: the roof, the facade, the pipes behind the walls, the lobby. Inside your walls the home stays yours to look after.
How many households share the staff and the systems at Six Fisher Island: ~50 waterfront homes, the last to be built on Fisher Island. The operator, where there is one: No brand or operator is recorded for this building. What sits inside the walls you look after: 3 to 8 bedrooms · from ~3,900 to over ~15,000 square feet.
The Six Fisher Island dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
Ask who will open your door while you are away, how often, and what they write down. In a branded or serviced building the operator may sell residence checks as an extra: a visit every week or two, a look at each tap, window and drain, a short report or photographs sent to you. Elsewhere an owner hires a home watch firm or a manager and registers them at the front desk. Either way, get the scope in writing and know who holds the key.
Florida law gives the association a right of access to each unit when it is needed to repair the common elements or to stop damage spreading to other homes. A burst pipe on the floor above will bring staff into your home whether you are there or not. Ask how Six Fisher Island records that entry. The team that drew the building and its systems: Kobi Karp Architecture and Interior Design, design architect.
Heat and damp do the harm in a closed home, far more often than a break-in. Most owners leave the air conditioning running at a setting that keeps the air dry, and have someone confirm it is still running. Ask whether the homes at Six Fisher Island have leak sensors or a valve that cuts the water by itself, and whether the building watches them. Read your own insurance policy on a home left empty for long stretches; some limit cover for water damage unless the water is off or the home is checked.
The Atlantic hurricane season runs from June to the end of November, when many part-year owners are away. Building rules usually require terraces to be cleared of furniture and plants before a storm, and say who does it when the owner is absent and who pays. Ask what Six Fisher Island does before, during and after a storm, and how owners abroad are told. Where it sits: Fisher Island · ~650 feet of shoreline, set in ~6.5 acres of gardens · views to Miami Beach, Biscayne Bay, the Atlantic and the Miami skyline.
A building with a large staff and an operator on site makes absence easier, and every owner pays for that staff through the budget, whether they live there all year or two months of it. A lean staff costs less each month and asks more of the owner: a private manager, a neighbour you trust, a firm on call. The question is who you want holding your keys. What the owners of Six Fisher Island share, and pay to keep running: Over ~55,000 square feet, private to residents · bayfront and sunset pools with cabanas, padel court and children’s playground, residents-only oceanfront restaurant with private dining room, chef’s table and cocktail bar, Sanctuary Spa with plunge pools and salon, fitness centre, gallery lounge and café.
Before the first long absence, sign four things: written authority for the person who may enter and act for you; the building’s key or access form; instructions for post and deliveries; and storm contacts, with a second person if you cannot be reached. The developer: Related Group, with BH Group and Globe Invest as co-developers · sales by Douglas Elliman Development Marketing. The desk asks for the draft rules on entry, keys and storms at Six Fisher Island, and reads them with you beside those of two neighbours.
