Coconut Grove or Coral Gables: where should a New York family buy?

For the New York family trading a doorman apartment for Miami, who has heard that the Grove and the Gables are where families land and wants to know what new construction each one actually offers.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

For a family that wants a new building, Coconut Grove has the stronger fit on our file: Four Seasons Private Residences Coconut Grove offers 70 homes of about 2,025 to 3,975 square feet, every one with a water view. Coral Gables restricts towers, and its new building on our file, Cassia, is a turnkey building of one to three bedrooms up to 1,439 square feet, better suited to a second base than a family of five. If neither fits, Cipriani Residences Miami in Brickell is the city answer, From $1,859,900.

Which one has room for a family?

Square footage decides it. A New York family moving from a three or four bedroom apartment will find the Four Seasons homes in Coconut Grove closest to what it is leaving, at about 2,025 to 3,975 square feet, with ceilings of 10 feet or more and terraces at least 10 feet deep.

Cassia's largest homes are three bedrooms of up to 1,439 square feet: 16 of its 174 residences are three-bedrooms. That is a good size for a couple, a pied-a-terre or an investor using its flexible ownership, and a tight one for a family with two or three children.

Cipriani publishes an entry of a one-bedroom plus den; its larger lines sit in an availability list that shrinks as the building sells. Our page on which new Brickell condos suit a family sets the Brickell options out in full.

What does each place give a family, and what does it cost?

Our Coconut Grove zone page describes the Grove as the place many relocating families end up: tree canopy, walkable low-rise streets, a village centre and a waterfront of marinas and sailing rather than beach. The cost is scale. The Grove is protected low-rise almost everywhere, so new buildings are few, and the drive into Brickell or downtown is slow at peak.

Our Coral Gables zone page describes a separate city with its own building code and an architectural review that keeps new towers rare. For many families the right Gables answer is an established house or an older condominium, not a new tower, and the desk says so when it applies.

Brickell is the opposite trade: transit, density and choice of towers, with amenity floors in place of gardens.

What changes when the move is from New York?

Three things New York buyers raise with us early.

First, the tax question. Florida has no state personal income tax, but New York can still treat you as a resident for tax if you keep a home there and spend enough days in the state. Our page on moving from New York to Miami explains the domicile steps, and your tax adviser applies them.

Second, the calendar. A family wants a key date it can match to a school year. Cassia's estimated completion is the first quarter of 2027 and Cipriani's delivery is summer 2027; Four Seasons Coconut Grove has no date on the sheet we hold, so ask for the construction schedule in writing.

Third, the cash before the keys. At Four Seasons Coconut Grove, 40 percent of the price is due in deposits by groundbreaking, per the developer fact sheet. Our deposit schedule note shows how that sits against the rest of the purchase agreement.

Who each one suits, and what you give up

Four Seasons Coconut Grove suits the family that wants a full-size home with a water view, a brand-run service staff and the Grove's streets outside. You give up a published price and date for now, and you fund 40 percent before groundbreaking. Read whether it is worth it.

Cassia suits the New York couple or the family buying a second base near Merrick Park, who wants a turnkey RH-furnished home and an early delivery. You give up family-size floor plans. Read whether Cassia is worth it and where it sits.

Cipriani Residences Miami suits the family that wants the city, a date and a children's playroom. You give up the Grove's streets and the Gables' quiet. Read what to know before you buy at Cipriani.

Our page on relocating to Miami with a family covers the order of decisions, and house or condo in Miami covers the question the Gables often raises. If Edgewater is also on the list, read Edgewater or Coconut Grove on walkability and service. The desk walks a New York family through the plans of all three in one conversation, and says when the answer is a house.

Common Questions

Questions buyers ask

Is Coconut Grove or Coral Gables better for a family?
It depends on the home you need. For new construction, Coconut Grove has the family-size option on our file: Four Seasons homes of about 2,025 to 3,975 square feet. Coral Gables restricts towers, and its new building on file tops out at three bedrooms. In the Gables, many families buy a house instead.
What new condos are there in Coconut Grove?
On our file, Four Seasons Private Residences Coconut Grove: 70 residences over 20 storeys, every one with a water view, run under the Four Seasons licence. Our Coconut Grove zone page and new construction note cover the rest of the area's stock and how it compares.
What new condos are there in Coral Gables?
On our file, Cassia: 174 turnkey residences of one to three bedrooms, 662 to 1,439 square feet, furnished by RH and set across from The Shops at Merrick Park. The sales team estimates completion in the first quarter of 2027, with about 69 percent sold.
Why are there so few new towers in Coral Gables?
Coral Gables is a separate city with its own building code and an architectural review that controls height, massing and materials. That keeps new towers rare, which is much of the reason families want to live there. It also means the comparison is often against established houses.
How big are the homes at Four Seasons Coconut Grove?
Typical residences run from about 2,025 to 3,975 square feet, per the developer fact sheet, with ceilings of 10 feet or more and terraces at least 10 feet deep. Penthouses are not listed on the sheet; ask the desk for the current plans.
Is Cassia big enough for a family?
Its largest homes are three-bedrooms of up to 1,439 square feet, and there are 16 of them among 174 residences. That suits a couple or a small family. A family with several children usually needs more space than the building offers.
Does moving from New York to Florida end New York taxes?
Not automatically. New York can treat you as a resident for tax if you keep a home there and spend enough days in the state. Florida domicile rests on what you do after the move. Your tax adviser applies the rules to your facts.
When could a family move into a new Grove or Gables building?
Cassia's sales team estimates completion in the first quarter of 2027. Four Seasons Coconut Grove has no delivery date on the fact sheet we hold. Cipriani Residences Miami in Brickell gives summer 2027. Read the outside completion date in any purchase agreement before planning a school year.
How much deposit does Four Seasons Coconut Grove ask for?
The developer fact sheet sets 20 percent at contract and 20 percent at groundbreaking, with the balance per the purchase agreement. Ask how the deposits are held in escrow and what the contract says if the project is delayed.Read the full answer
Is Brickell an alternative to the Grove for families?
Yes, for a family that wants the city. Brickell has more new towers, transit and amenity floors, with less tree canopy and street life of the village kind. Cipriani Residences Miami, From $1,859,900, lists a children's playroom and delivers in summer 2027.
