For the buyer who wants a serviced Brickell home they can lock and leave, and needs to know which tower fits before touring any of them.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three Brickell towers on our file lead for luxury pre-construction, and each wins on a different axis. 619 Brickell by Nobu is the waterfront choice, From $2,950,000. Cipriani Residences Miami is the furthest along, topped off in July 2026 with delivery set for summer 2027, From $1,859,900. ORA by Casa Tua is the furnished entry point, From $952,900. Which one is best depends on whether you are paying for water, for certainty of delivery, or for a lower door price. Every figure below comes from the developers' published material as held in our building files.
The same five questions, asked of each tower:
619 Brickell by Nobu. Price point: From $2,950,000. Delivery: the developer has not published a date in the material on our file. Unit mix: about 300 homes across 75 stories, one to five bedrooms plus Sky Villas and Penthouses, from about 1,160 square feet. Position: 619 Brickell Avenue, on the water, with a water view from every living room and primary bedroom. Operator or brand: Nobu, under licence to 13th Floor Investments and Key International, with Foster + Partners as design architect.
Cipriani Residences Miami. Price point: From $1,859,900, per the developer availability list of September 2026. Delivery: topped off July 2026, delivery summer 2027, more than 80 percent sold. Unit mix: 397 residences including penthouses with private pools, every residence with terrace access from the living room and the primary bedroom. Position: 1420 South Miami Avenue, an 80 storey Arquitectonica tower with views of Biscayne Bay, the Brickell skyline and Coconut Grove. Operator or brand: Cipriani runs resident dining, the residential concierge and the staff training, for Mast Capital.
ORA by Casa Tua. Price point: From $952,900, as published by the developer. Delivery: pre-construction and selling; no completion date on our file. Unit mix: studio to four bedrooms, every residence fully furnished, Sky Suites on floor 74 and the Penthouse Collection on 75. Position: 1210 Brickell Avenue, in the middle of Brickell, near the Metrorail and Metromover stations, 77 storeys rising nearly 1,000 feet. Operator or brand: Casa Tua as licensed brand and named hospitality operator, with Fortune International Group trademarks under licence.
Read across the rows and the pattern is plain. Nobu sells the water. Cipriani sells the calendar. ORA sells the door price and the furniture.
Only one of the three. 619 Brickell by Nobu sits on the bay side of Brickell Avenue, and the developer states that every living room and every primary bedroom faces water. That is the one fact on this page you cannot buy back later in a different tower.
Cipriani Residences Miami, on South Miami Avenue, offers views across Biscayne Bay and toward Coconut Grove from height, which is a view of water rather than a position on it. ORA, at 1210 Brickell Avenue, lists views of Brickell, the bay and Coconut Grove; its own signature is Bosco, a sky park set about 500 feet above the street.
If you are buying for the bay, the choice narrows to one. If you are buying for the street and the trains, the other two return. Our Brickell zone page maps the district, and the Brickell or Edgewater page covers what changes one neighbourhood north.
Cipriani Residences Miami. It topped off in July 2026 and the developer gives summer 2027 for delivery, with more than 80 percent of the building sold. For a buyer who wants keys inside a year or so of signing, that is the only one of the three with a published date close enough to plan around.
619 Brickell by Nobu and ORA by Casa Tua have no delivery date in the material we hold. That does not mean late. It means the buyer asks for the construction schedule in writing and reads what the purchase agreement says about the outside completion date. Our page on what happens if a Miami developer delivers late covers the mechanics.
The trade-off runs the other way on choice. A building that is 80 percent sold has fewer lines left. An earlier stage leaves more floors and views on the table, and a longer wait.
This is where the three differ most once you look past the name on the facade.
At Cipriani, the brand runs things you will use every day: resident-only dining with in-home dining and 24-hour catering, a residential concierge, 24-hour staff trained by Cipriani, a designated Director of Residences and a house limousine within a three-mile radius.
At ORA, Casa Tua is both the licensed brand and the named operator of the residential experience. The developer's own fact sheet states that the project is not owned, developed or sold by the brand, and that the licence may be terminated or revoked. That sentence is ordinary in branded residences; it is also the clause a buyer reads first.
At 619 Brickell, Nobu is licensed to the developer, and the resident side is unusually deep: about 90,000 square feet of amenities, an 86 foot sunset pool, two padel courts, a resident Nobu cafe and a Wellness and Longevity by Nobu floor. The building is WELL Building certified. Our page on what the branded residence premium buys explains how to price the name separately from the service.
619 Brickell by Nobu suits the buyer who wants the bay in front of them and the wellness floor below them, and who is comfortable at the higher entry price. You give up a published delivery date for now, and you pay for the waterfront position in the From price. Its dossier holds the full record.
Cipriani Residences Miami suits the buyer who wants service run by a restaurant family and a date to plan around. You give up the waterfront position and a wide choice of lines, because most of the building is sold. Our Cipriani location note and the Cipriani or Nobu comparison go further.
ORA by Casa Tua suits the buyer who wants a furnished, move-in-ready home at the lowest door price of the three, with transit at the corner. You give up the water and you accept a licence that the fact sheet says can end. See ORA's entry price note and Cipriani or ORA.
Three requests settle most Brickell decisions. First, the floor plans by line, with the lines still available today, because the From price buys the lowest line, not the one you want. Second, the deposit schedule in writing, with trigger dates; our deposit schedule explainer shows how to read one. Third, the full document set before you sign, listed in our page on what documents a Miami pre-construction buyer should request.
The desk holds the current release for all three towers and reads the plans and the schedule with you, one building against another, before you visit a sales gallery. If you are also weighing a beach address, our Brickell vs Bal Harbour page is the next read.
