Cassia Coral Gables: what to know before you buy

Cassia sells a finished life, not a finished shell: 174 residences delivered turnkey and furnished by RH, across from The Shops at Merrick Park. The decisions below are the ones a buyer meets in order.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Cassia is a 174 residence tower in the Merrick Park District of Coral Gables, directly across from The Shops at Merrick Park, developed by ATLA Coral Gables, LLC per the sales team, with architecture by Behar Font and Partners and interiors fully finished and furnished by RH. One to three bedroom residences of 662 to 1,439 square feet, sold turnkey. Approximately 69 percent sold, preparing for TCO, with estimated completion in the first quarter of 2027 per the sales team. The developer publishes no entry price; pricing is released on request. What to know before you buy is the furniture (it is the product, and its package is a document), the three day rule (flexible ownership with a minimum three day stay, the most permissive structure in the Gables), and the size (a 662 square foot one bedroom is a pied-a-terre, whatever the brochure calls it). The money mechanics are in the Cassia buyer's guide, and the first call on the building is framed in who should I call about buying a new condo in Coral Gables.

Turnkey means the furniture is part of the product

A turnkey sale collapses two purchases into one: the residence and everything in it, finished and furnished by RH to a package the developer sets. That is the appeal for a buyer who wants keys without a year of deliveries, and it is also the first document to read. What the package includes line by line, what is excluded, whether a line can be bought unfurnished or the package varied, and what the furnished premium is against the same plan elsewhere, are questions the sales gallery answers precisely when they are asked before the contract. The mix is published: 58 one-bedrooms, 15 one-bedroom plus den, 85 two-bedrooms and 16 three-bedrooms, with assigned parking included. The desk reads the package against the price with the buyer, because at Cassia the furniture is not a promotion; it is the specification.

The three day rule

Cassia publishes flexible ownership with a minimum three day stay and optional professional management. Read plainly, an owner may occupy in short stays and may rent in short stays, a structure Coral Gables otherwise restricts tightly, and the building's defining rule. Two consequences follow, and both belong in the first conversation. The owner mix will include short stay guests as a permanent feature of the building's life, which suits the buyer who is one of them and not the buyer seeking a quiet residential tower. And the rule lives in the condominium documents and the city's approvals, so its exact terms, any frequency caps and the management program's charges are read in the documents, not the brochure. Buyers weighing the residential alternative read Ponce Park Residences Coral Gables: what to know before you buy, 58 homes above a retail arcade with no such program. The neighborhood frame is the Coral Gables zone hub, and the position is checked in where Cassia is, and whether it is on the water: it is not on the water, and does not claim to be.

TCO, and the first quarter of 2027

The sales team reports the building preparing for TCO, the temporary certificate of occupancy that lets a finished tower open, with estimated completion in the first quarter of 2027 and approximately 69 percent sold. Two reads follow. The schedule is close enough that the deposit staging matters more than the delivery clause: deposits are staged with the balance due at closing, in general terms, and the current schedule for a specific line is obtained on request. And a building at roughly two thirds sold this close to opening prices its remaining third against delivered evidence rather than renderings, so the remaining lines and their floors are the negotiation, read one by one. The desk obtains the current release on request.

Small homes, honestly read

The one bedrooms start at 662 square feet. In a furnished, serviced building across from Merrick Park, that is a deliberate product: a Gables base for a household whose life is elsewhere in the city, a family overflow home, a corporate base, a short stay asset under the three day rule. It is not a full time family home, and the two and three bedroom lines up to 1,439 square feet are the family read. More than one acre of amenities carries the small plans: a resort pool, spa and wellness, a fitness centre, an indoor pool, yoga and barre, a social club and co-working. The buyer who reads the small plan as a hotel alternative with ownership documents will read this building correctly; the buyer who reads it as a cheap way into a family tower will not.

Carrying cost across 174 owners

One hundred and seventy four owners is the largest count in Coral Gables new construction, which spreads the amenity acre and the staffing widely, and the optional management program adds its own charges for owners who rent. The first budget is the developer's; the desk obtains it on request and reads the management program's fee lines beside the assessments, because at Cassia the two together are the carrying cost. Every other buyer question is in the questions buyers ask.
