West facing at the top of an oceanfront building is not an obvious choice and it deserves a direct explanation: it buys the sunset, the bay and the skyline, and it gives up the direct Atlantic outlook that the building is otherwise sold on. In Miami Beach the western exposure also carries the afternoon heat load.

Whether west is a discount or a preference is genuinely a matter of how you live. Morning people and evening people should not buy the same residence.

What The Drawing Does Not Tell You

The part a sales gallery does not lead with.

Ask what OMA specified and what survived value engineering. The gap between a signature architect’s drawings and the delivered building is where the difference between an architectural building and a building with an architect’s name on it appears.

At 73 residences the running cost per household for an oceanfront building with full amenity is a specific number worth having before you weigh exposure.

The west facing duplex will always have a smaller resale pool than an ocean facing residence in the same building. That is not a reason to avoid it, and it is a reason to buy it because you want it rather than because it appears to be better value per foot.
