The corridor where you should trust the offering documents and almost nothing else you read.
This page covers the zone. Which residence suits you is a separate question, and one the desk answers building by building. Contact the desk at Miami Dossier for the current position on any building we cover.
A concentrated line of tall oceanfront towers along Collins Avenue, delivering scale, resort grade amenity and a global owner base. It is the most vertically dense stretch of oceanfront in the market.
Penthouses here are generally larger and less expensive per foot than in Surfside or Bal Harbour, which is the corridor’s consistent position.
Sunny Isles has been described as a market of patience, with extended marketing periods. That is buyer leverage.
Reported sale. The Estates at Acqualina, a penthouse widely reported at $27 million in a delivered two tower development.
No public figure. St. Regis Residences Sunny Isles, with twelve foot penthouse ceilings against ten elsewhere. Bentley Residences, with a vehicle lift to a private sky garage in every home. 19051 Collins, approved to 828 feet with a penthouse collection at roughly 9,000 square feet and no sales launched.
Rivage in neighbouring Bal Harbour is covered separately, as is the Surfside cluster.
Published specifications for these towers do not agree with each other. Bentley appears at 63, 200 and 216 residences across sources published in the same period. St. Regis Sunny Isles appears as one tower of 364 residences and as two towers of 170 each, completing anywhere between 2026 and Q4 2029. Estates at Acqualina appears at 154 and 265 residences.
A buyer comparing these towers on aggregator specifications is comparing figures that are not reconcilable. Use the offering documents.
The second error is treating a building average per foot figure as penthouse pricing. The top of a tower does not trade at the building mean.
Residence counts differing by a factor of three and completion dates spanning four years are not usable for comparison, and every one of those figures came from a source presenting itself as authoritative. Contact the desk at Miami Dossier and we will get the offering documents for each tower you are weighing.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what is genuinely available at the top of any building here, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
