Originally conceived as a single residence at a reported $100 million, or as two homes at roughly $50 million each. Both went to contract in March 2026 at a reported $49.9 million apiece.

The split is the interesting decision. A developer holding one $100 million residence at the top of a tower is holding a single, very thin market. Two residences at roughly half that reach a materially larger pool of buyers, and in this case both sold.

A contract signed in 2026 for delivery in 2030 is a four year instrument. Between now and closing sit construction risk, timeline movement, changes to the building programme and whatever happens to the buyer. The figure will be tested at closing, not before.

Swire has publicly framed these sales as a signal of confidence in Brickell Key. That is a developer’s characterisation of its own transaction, and it may well also be true.

The Building Underneath

A penthouse is only as good as the building it crowns.

Developed by Swire Properties, which built Brickell Key itself and has operated on the island for decades. Groundbreaking was anticipated in late 2026 with pre-development work reported ahead of schedule.

The project replaces the former Mandarin Oriental hotel building on the island, which is a redevelopment rather than a new site.

Swire’s multi decade presence on Brickell Key is unusual in this market and is the most substantive thing on this page. A developer that owns the surrounding land and intends to remain has different incentives from one that will deliver and depart.

What The Drawing Does Not Tell You

Brickell Key is an island connected by a single bridge. That produces genuine quiet and genuine security, and it produces a single point of access that residents feel every day. Drive on and off it at eight in the morning before deciding what you think.

A 2030 delivery means the deposit schedule is the substance of this purchase, not the price. Establish the proportions, the trigger dates, where deposits are held and what happens to them if the timeline moves.

Two record contracts at the top of a building do work for every other residence in it. That is normal and it is not a criticism. It does mean you are buying into a price narrative that two undisclosed buyers established before the building existed.
