What "From $" means on a Miami preconstruction listing, and what it does not

The "From $" figure is the most quoted number in Miami preconstruction and the least understood. It is neither a price nor an average. It is a floor set by the developer for the smallest home in the release, and it moves.

This page compares and explains. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

What It Is

A floor, set by the developer, for the entry home.

The From figure is the developer’s published entry price: the lowest priced home in the current release, usually the smallest line on a lower floor with the least favoured view. It is published by the developer and changes as releases sell and reprice.

It is not the price of the home you will want. It is the price of the home the developer is prepared to sell first.

What It Leaves Out

Floor, view, line, and the calendar.

The same line ten floors higher costs more; the same floor facing the water costs more; the same building six months later usually costs more. None of that is in the number. Nor is the deposit schedule, the closing costs, or the association budget, which together decide what the purchase actually requires.

Use From to sort buildings into the right conversation. Never use it to decide.

How The Desk Uses It

A filter, not a disclosure.

On every building page the desk shows the developer’s From figure with the developer as its source, and nothing else with a dollar sign. That is deliberate. A buyer looking at a building from $12.5 million, like The Perigon in Miami Beach, or from $14.1 million, like Rivage in Bal Harbour, knows at a glance whether the conversation is theirs. A buyer looking at a building from $760,000, like Delano Residences downtown, knows the same.

Current pricing, availability and the deposit structure are held by the desk and discussed one to one, because they change weekly and a page cannot keep them true.

What To Ask Instead

Four questions that replace the number.

Which line is the From, and is it still available? Often it is not. What is the price per square foot of the lines you would actually consider? That is comparable across buildings; the From is not. What is the deposit schedule? It decides what the purchase costs before it exists. What is the association budget? It decides what the purchase costs after.

The Shift

What the desk holds on pricing

Contact the desk at Miami Dossier for the current release, the price by line and the deposit schedule of any building we cover, discussed one to one.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule, building by building. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

What buyers ask about the From price

Who sets the From price?
The developer. It is the published entry price of the lowest priced home in the current release.
Is the From price an average?
No. It is a floor, usually a small line on a low floor with the least favoured view.
Does the From price include the deposit?
No. The deposit schedule is a separate structure, commonly a proportion of the price paid in stages during construction.
Why does the From price change?
Releases sell and reprice. The entry home in the first release is rarely available by the third.
Why does Miami Dossier show only the From price?
Because it is the developer’s own published figure and the only number a page can keep true. Current pricing is held by the desk.
How do I compare buildings on price?
By price per square foot of the lines you would consider, not by From figures.
What is the From price at The Perigon?
From $12.5 million, as published by the developer.
What is the From price at Rivage Bal Harbour?
From $14.1 million, as published by the developer.
What is the From price at Delano Residences & Hotel Miami?
From $760,000, as published by the developer.
Can the desk tell me the current price of a specific line?
Yes, one to one, from the developer’s current release.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On price that means the line and the schedule before the headline number. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
