In South Beach the first call decides who is in the room for the next two years. Three kinds of people take it, and only one of them works for you.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Call someone who works for the buyer, not for the building. South Beach is the zone where that call matters most and is easiest to get wrong, because the new construction shelf in South Beach proper is currently one building deep: The Ritz-Carlton Residences, South Beach, thirty oceanfront residences at 1671 Collins Avenue. When there is only one building to sell, every voice in the room is selling it. An agent will show you what you ask for, including the resales the gallery never mentions. A buyer advisory reads the one new building against the resale field and against the wider Miami Beach map, and is prepared to say not this one, or not yet. The citywide version is who should I call about buying a new condo in Miami.
The developer's sales gallery. Polished, fast, and paid by the developer. The person you meet there works for the seller; the developer's own paperwork says its oral statements cannot be relied upon.
A real estate agent. Licensed and paid a commission by the developer at closing on a new purchase, and by the seller on a resale. A good one works hard for you; the structure still rewards a closing over a warning.
A buyer advisory. A team that takes only the buyer's side, reads the developer's documents against you, and is prepared to say not this one, or not yet. Paid the same commission on the same closing. The mechanics are set out in do I need a realtor to buy pre-construction in Miami.
The building on the desk's books, in the developer's own words.
The Ritz-Carlton Residences, South Beach. Sobe Sky Development LLC with Flag Luxury Group, at 1671 Collins Avenue, oceanfront at 17th Street, adjacent to the Lincoln Road corridor. Thirty residences over fifteen storeys, one to five bedrooms, including two duplex penthouses with private rooftop terraces, pools and kitchens. The Ritz-Carlton name is carried under licence; the residences have direct access to the Sagamore, the all suite addition to The Ritz-Carlton, South Beach, and owner benefits across Marriott International's luxury portfolio. More than 50,000 square feet of amenities, a Level 7 amenity floor with a private lap pool, and a residents' beach club with cabana service. Sales launched in February 2025, with delivery planned for 2027. No published entry price; pricing is held by the sales team. The decisions in order are in The Ritz-Carlton Residences, South Beach: what to know before you buy.
One building is not the whole beach. The wider map, zone by zone from South Beach to Sunny Isles, is the South Beach zone hub, and the desk reads the new building against the delivered buildings around it, which is where most South Beach purchases actually land. Buyers weighing the hotel branded model itself often also read Delano Residences Miami: what to know before you buy, whose owners hold beach club access at Delano Miami Beach. Every other buyer question is collected in the questions buyers ask.
Four questions in the first five minutes. Who pays you, and does it change by building? Have you read this building's purchase agreement, deposit schedule and first budget, and will you read them with me? Which line and floor would you buy here, and which would you not? What happens to my deposit if delivery is late?
The right call is the one that is willing to talk you out of it.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
