The name taught Miami what a lifestyle hotel was. Downtown, it now sits on a ninety storey tower of about 421 residences over a hotel. The decisions below are the ones a buyer meets in order.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Delano Residences and Hotel Miami is a Property Markets Group tower at Fourth and Biscayne in Downtown Miami, about ninety storeys and about 421 fully finished residences with a hotel below them in the same building. The developer publishes an entry price: From $760,000, published by Property Markets Group, the developer. The released collection runs from studios through three bedrooms; the Delano Collection on floors 20 to 47 carries studio, studio and den, one and two bedroom lines, and larger residences are expected in later releases. What to know before you buy is less the residences, which are fully finished to a published specification, than the structure around them: a hotel in the tower, a brand carried under licence, a benefits program with an annual fee, and a release that is still staging. The full record is on the Delano dossier, and the money mechanics are in the Delano buyer's guide.
This is the first decision, because it cannot be changed later. The residences sit above a Delano hotel in the same tower, under licence, with Ennismore and Accor as the project team. Hotel guests and residents share the address and some of the theater of the building; the residents' program is published separately: two resort pools, one on the bay deck and one in the sky, The Source by Delano spa and fitness with steam, sauna and cold plunge, the Delano Rose Bar, Cafe Delano, an all day restaurant and a sky restaurant. What the brochure cannot tell you is how the shared floors are run at full hotel occupancy in season, and which spaces are residents only by document rather than by practice. That answer lives in the condominium documents and the management agreement, and it is the read the desk does first. The tower's position among its neighbors is mapped in Delano and its neighbours in Downtown Miami, and the district in the Downtown Miami zone hub.
The released collection is the Delano Collection on floors 20 to 47: studio, studio and den, one and two bedroom lines, fully finished with Meyer Davis interiors, built out closets, floor to ceiling glass, Italkraft kitchens with Sub-Zero and Wolf, Waterworks fixtures and smart home systems. Larger residences are expected in later releases, which is the second decision: buy the released lines now, or wait for a release whose contents and prices are not yet published. Height is the tower's own argument: an observation deck at about 850 feet, and the sky restaurant and sky pool at about 800 feet, over views of downtown, Biscayne Bay, Miami Beach and the Atlantic. In a ninety storey building the floor is the view, and the view band is the price band; the desk reads the plans by line before a floor is chosen. The head to head with the other downtown supertall is Waldorf Astoria Miami vs Delano Residences Miami.
The Delano name is carried under licence; the tower is developed and sold by Property Markets Group, with sales and marketing by PMG Residential, and that distinction decides what the brand does and does not guarantee. What owners are published to receive is specific: beach club access at Delano Miami Beach, the Members' Club in the tower, and the Accor Ownership Benefits Program with ALL Diamond status, subject to the annual benefits fee. The fee is the line to read. A benefits program subject to an annual charge is a carrying cost with a brand on it, and its terms (what the fee buys, whether it can change, what happens if the licence ends) sit in the offering documents, not the brochure. Buyers comparing branded towers across the bay start from who should I call about buying a new condo in South Beach.
Delano, like every Miami pre-construction building, sells on a staged deposit schedule set by the developer, with the balance at closing. The desk obtains the current schedule on request and reads the escrow clause with the buyer's attorney, because the staged release cuts both ways: early buyers hold early pricing in a tower still being released, and later releases can reprice the lines above and below them. What a normal schedule looks like, and what happens to deposits if delivery moves, are the two questions to settle before the reservation rather than after it. Do I need a realtor to buy pre-construction in Miami covers the representation side of the same contract.
About 421 residences is a large owner count, which spreads the residents' program widely; the hotel in the same tower is a separate cost center, and how the shared structure, the shared plant and the shared staff are allocated between the hotel and the residences is set in the documents. That allocation, more than any amenity list, decides the monthly assessment over time. The desk obtains the developer's first budget on request and reads the allocation with the buyer rather than publishing numbers that change. Every other buyer question is in the questions buyers ask.
