For the buyer reading a small island city in the middle of the bay: the zone is early, its two buildings argue opposite things, and the drive across the causeway decides more than either brochure.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Call someone who works for the buyer, not for either building. North Bay Village is a small city on three islands in Biscayne Bay, on the causeway between Miami and Miami Beach, taking two tier one buildings: The Ritz-Carlton Residences North Bay Village, an operator led waterfront programme, and Pagani Residences, a small design led building of roughly 70 homes. Neither live building page publishes an entry price, and this page prints none. The sales gallery will show you only its own building. A buyer advisory reads both, and the causeway between them and your week, in the first conversation.
The developer's sales gallery. Polished, fast, and paid by the developer. The person you meet there works for the seller, and will present its building's stage honestly as far as it goes: at the Ritz-Carlton project that stage, on the live record, is approved and pre-construction with no public sales launch yet, while Pagani is under construction. The gallery will not make the comparison for you.
A real estate agent. Licensed and paid a commission by the developer at closing whichever building you choose. A good one works hard for you; the structure still rewards a closing over a warning.
A buyer advisory. A team that takes only the buyer's side, reads the developer's documents against you, and is prepared to say not this one, or not this zone. Paid the same commission on the same closing. The mechanics are set out in do I need a realtor to buy pre-construction in Miami, the zone itself is mapped on the North Bay Village zone hub, and the citywide version of this question is who should I call about buying a new condo in Miami.
The Ritz-Carlton Residences North Bay Village brings an operator with a checkable service record to a waterfront site in a village with no tier one history, which the desk reads as the strongest available signal about where the zone is going. Its what to know page is plain about the stage: as of the public record in summer 2026 there is nothing to buy yet, no floor plans, no unit mix, no deposit schedule published, and a marina of roughly 42 slips against roughly 364 residences is among the launch questions. The full read is The Ritz-Carlton Residences North Bay Village: what to know before you buy.
Pagani Residences is the opposite argument on the same water: roughly 70 homes, four per floor and every one a corner, in a tower published at 28 to 30 storeys, with Pagani Arte interiors, a private marina, a wellness level on the 29th floor and construction under way since May 2026 under Riviera Horizons. What a car house does not bring is a hotel operating platform, and its carrying costs fall across roughly 70 owners. The full read is Pagani Residences North Bay Village: what to know before you buy, and the two are weighed directly in Ritz-Carlton North Bay Village or Pagani Residences.
You are in the middle of the bay: water on every side, Miami's skyline to the west and Miami Beach to the east, both reachable in minutes, sunsets over the city and sunrises over the beach skyline. No other zone in this tier gives both views from the same building. You are also on a causeway, a single route in each direction, genuinely constrained at peak, and the desk's instruction is blunt: drive it at eight in the morning before you decide anything. The village rezoned to permit this scale, on waterfront parcels at a basis no comparable Miami Beach or Edgewater parcel could match, and its restaurants and everyday shops are thin today and expected to arrive with the residents. A buyer whose week runs through Brickell or downtown at peak should be sent to the mainland or the ocean side, and the nearest sibling read is who should I call about buying in Mid Beach. The right call is the one willing to say so.
Four questions in the first five minutes. Who pays you, and does it change by building? What stage is each building actually at today, and what documents exist? Which of the two would you read first for my week, and which would you rule out? What happens to my position if the launch, or the village around it, slips?
Every other buyer question is collected in the questions buyers ask. The right call is the one that is willing to talk you out of the zone.
