Who should I call about buying a new condo in Fisher Island?

On Fisher Island the first call decides who is in the room for the next two years. Three kinds of people take it, and only one of them works for you.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Call someone who works for the buyer, not for the building. Fisher Island has exactly one new building, and it is the last one the island will ever hold: The Residences at Six Fisher Island, about fifty waterfront homes by Related Group with BH Group and Globe Invest. There is no second gallery to compare it against on the island, which makes the comparison the buyer's own job: the new building against the island's delivered resales, and against what the same money buys on the mainland shore. The sales gallery will show you the island at its best. An agent will show you what you ask for. A buyer advisory reads the building, the club membership documents and the ferry logistics together, and is prepared to say not this one, or not yet. The citywide version is who should I call about buying a new condo in Miami.

The three calls

The developer's sales gallery. Polished, fast, and paid by the developer. The person you meet there works for the seller; the developer's own paperwork says its oral statements cannot be relied upon.

A real estate agent. Licensed and paid a commission by the developer at closing on a new purchase, and by the seller on an island resale. A good one works hard for you; the structure still rewards a closing over a warning.

A buyer advisory. A team that takes only the buyer's side, reads the developer's documents against you, and is prepared to say not this one, or not yet. Paid the same commission on the same closing. The mechanics are set out in do I need a realtor to buy pre-construction in Miami.

What is being built on Fisher Island

The building on the desk's books, in the developer's own words, with the full record on the Six Fisher Island dossier.

The Residences at Six Fisher Island. Related Group, with BH Group and Globe Invest as co-developers; design architecture by Kobi Karp, interiors by Tara Bernerd and Partners of London. About fifty waterfront homes, three to eight bedrooms, from about 3,900 to over 15,000 square feet, on about 650 feet of shoreline set in about 6.5 acres of gardens, with views to Miami Beach, Biscayne Bay, the Atlantic and the Miami skyline. There is no bridge to the island: arrival is by ferry, private boat, house car and tender, or the private marina. Over 55,000 square feet of amenities private to residents, three lobbies with full-time concierges, private elevator entry to each residence, a residential butler and an on-site general manager. On closing, a lifetime Fisher Island Club membership, subject to Club approval: the developer pays the initiation fee only, and annual dues and charges are the owner's cost. No published entry price on the desk's file; pricing is released on request. The decisions in order are in The Residences at Six Fisher Island: what to know before you buy.

The island itself, street by street, is the Fisher Island zone hub. Buyers who start on the island often also read the shoreline read to the north, who should I call about buying in Bal Harbour and Surfside, because the shortlist crosses between them. Every other buyer question is collected in the questions buyers ask.

What to ask whoever you call

Four questions in the first five minutes. Who pays you, and does it change by building? Have you read this building's purchase agreement, deposit schedule, first budget and the club membership terms, and will you read them with me? Which line and floor would you buy here, and which would you not? What happens to my deposit if delivery is late?

The right call is the one that is willing to talk you out of it.

Contact the desk at Miami Dossier for the current plans, pricing and availability as the developer releases them, discussed one to one.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

Questions buyers ask

Do I need a real estate agent to buy a new condo on Fisher Island?
No, but on a new purchase the developer pays the same commission whether or not you bring one, so going alone saves nothing and leaves nobody on your side of the documents.
Who pays the buyer's agent on Fisher Island?
The developer, at closing, from a commission set in advance on a new building. On an island resale the seller pays. Either way, representation is not an extra cost on the price.
Which new buildings are on Fisher Island?
One: The Residences at Six Fisher Island, about fifty waterfront homes, published by the developer as the last to be built on the island. Everything else for sale there is a resale.
What is a buyer advisory?
A team that represents only the buyer, reads the documents against you, and says where it would not proceed, including when the right answer is a delivered island resale instead.
Can the sales gallery represent me?
No. It represents the developer. Its material is useful and its numbers are the developer's own, but it will not read the new building against the island's resale shelf.Read the full answer
Can the desk show me every building on Fisher Island?
Yes, the new release line by line, and the island's delivered buildings read against it, one to one, including the club membership terms each carries.
What should my first message say?
The building you are looking at, or the question you have. One line is enough; the reply will ask for the rest only if it matters.
How fast does someone reply?
A person replies within 24 hours, usually much sooner. On weekends, back on Monday morning.
Does the desk answer in my language?
English, Spanish, Portuguese, French, German and Italian.
Can I be represented without visiting Miami?
Yes. Buyers abroad are represented from the first document to closing, and the island's buyer base is one of the most international in the country.
