In Bal Harbour and Surfside the first call decides who is in the room for the next two years. Three kinds of people take it, and only one of them works for you.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Call someone who works for the buyer, not for the building. Two villages, two new buildings, one continuous shoreline: Rivage Bal Harbour, about 56 homes on the last private shoreline in Bal Harbour, and Ocean House Surfside, twenty five oceanfront homes on Collins Avenue a few minutes south. The sales gallery of either will show you only its own, and each describes the other village as the compromise. An agent will show you what you ask for. A buyer advisory reads both against each other, and against the delivered buildings between them, and is prepared to say not this one, or not yet. The citywide version is who should I call about buying a new condo in Miami.
The developer's sales gallery. Polished, fast, and paid by the developer. The person you meet there works for the seller; the developer's own paperwork says its oral statements cannot be relied upon.
A real estate agent. Licensed and paid a commission by the developer at closing whichever building you choose. A good one works hard for you; the structure still rewards a closing over a warning.
A buyer advisory. A team that takes only the buyer's side, reads the developer's documents against you, and is prepared to say not this one, or not yet. Paid the same commission on the same closing. The mechanics are set out in do I need a realtor to buy pre-construction in Miami.
The buildings on the desk's books, in the developers' own words.
Rivage Bal Harbour. Related Group with Two Roads Development; architecture by Skidmore, Owings and Merrill, interiors by Rottet Studio. About 56 homes across 25 storeys on about 2.7 oceanfront acres, with about 200 linear feet of private shoreline, three to six bedrooms, about 3,300 to 12,600 square feet. Oceanfront pools, a spa and hammam, a screening room, private marina services and house cars. The developer publishes an entry price on the Rivage dossier, and the decisions in order are in Rivage Bal Harbour: what to know before you buy.
Ocean House Surfside. MTP Oceanside LLC, marketed with Multiplan; architecture by Arquitectonica, Bernardo Fort-Brescia. Twenty five residences of two to five bedrooms at 9309 to 9317 Collins Avenue, on the ocean between Bal Harbour and Miami Beach, with views east, south and west. Balconies up to twelve feet deep, private elevators with dedicated lobbies, floor to ceiling impact glass, a rooftop pool and spa pool, an ensuite spa with steam and sauna, staff quarters and a private garage for six cars. No published entry price; pricing is held by the sales team.
The wider map is the Bal Harbour and Surfside zone hub. Buyers who start here often also read the island read to the south, who should I call about buying a new condo in Fisher Island, because the shortlist crosses between the two more often than the brochures admit. Every other buyer question is collected in the questions buyers ask.
Four questions in the first five minutes. Who pays you, and does it change by building? Have you read this building's purchase agreement, deposit schedule and first budget, and will you read them with me? Which line and floor would you buy here, and which would you not? What happens to my deposit if delivery is late?
The right call is the one that is willing to talk you out of it.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
