Who should I call about buying a new condo in Coral Gables?

In Coral Gables the first call decides who is in the room for the next two years. Three kinds of people take it, and only one of them works for you.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Call someone who works for the buyer, not for the building. Coral Gables currently offers two new buildings of opposite shapes: Cassia, a 174 residence tower across from The Shops at Merrick Park sold turnkey and furnished by RH, and Ponce Park Residences, about 58 homes in eleven storeys above a restaurant and an arcade. The sales gallery of either one will show you only its own, and will describe the other's defining rule (Cassia's three day minimum stay, Ponce Park's retail base) as a drawback. An agent will show you what you ask for. A buyer advisory reads both against each other and is prepared to say not this one, or not yet. The citywide version of the same read is who should I call about buying a new condo in Miami.

The three calls

The developer's sales gallery. Polished, fast, and paid by the developer. The person you meet there works for the seller; the developer's own paperwork says its oral statements cannot be relied upon. Cassia's gallery sits at 4201 South Le Jeune Road, in front of a finished model of the RH furnished product.

A real estate agent. Licensed and paid a commission by the developer at closing whichever building you choose. A good one works hard for you; the structure still rewards a closing over a warning.

A buyer advisory. A team that takes only the buyer's side, reads the developer's documents against you, and is prepared to say not this one, or not yet. Paid the same commission on the same closing. What is being built in Coral Gables

The buildings on the desk's books, in the developers' own words.

Cassia. ATLA Coral Gables, LLC, per the sales team (the developer brochure prints ALTA Coral Gables, LLC); architecture by Behar Font and Partners. 174 turnkey residences of one to three bedrooms, 662 to 1,439 square feet (58 one-bedrooms, 15 one-bedroom plus den, 85 two-bedrooms, 16 three-bedrooms), fully finished and furnished by RH, directly across from The Shops at Merrick Park. Flexible ownership with a minimum three day stay and optional professional management; assigned parking included; more than one acre of amenities: resort pool, spa and wellness, fitness centre, indoor pool, yoga and barre, social club, co-working. Staged deposits with the balance due at closing, in general terms. Approximately 69 percent sold, preparing for TCO, with estimated completion in the first quarter of 2027 per the sales team. No published entry price; pricing is released on request. The decisions in order are in Cassia Coral Gables: what to know before you buy, and the money mechanics in the Cassia buyer's guide.

Ponce Park Residences. About 58 homes of two to five bedrooms in eleven storeys, terraces with summer kitchens as the signature, a restaurant, cafe spaces and roughly 22,000 to 25,000 square feet of retail at the base, a rooftop pool and sky bar, a spa, a fitness studio, a wine cellar and a concierge, carried by a small owner count with an allocation to the retail set in the documents. No published entry price on the desk's file. Read Ponce Park Residences Coral Gables: what to know before you buy.

The wider map is the Coral Gables zone hub, and every other buyer question is collected in the questions buyers ask.

What to ask whoever you call

Four questions in the first five minutes. Who pays you, and does it change by building? Have you read this building's purchase agreement, deposit schedule and first budget, and will you read them with me? Which line and floor would you buy here, and which would you not? What happens to my deposit if delivery is late?

The right call is the one that is willing to talk you out of it.

What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

Questions buyers ask

Do I need a real estate agent to buy a new condo in Coral Gables?
No, but the developer pays the same commission whether or not you bring one, so going alone saves nothing and leaves nobody on your side of the documents.
Who pays the buyer's agent in Coral Gables?
The developer, at closing, from a commission set in advance. It is the same at Cassia and Ponce Park, so representation costs the buyer nothing extra.
Which new buildings are in Coral Gables?
Cassia and Ponce Park Residences are the two on the desk's books. The wider field, including smaller projects, is mapped on the Coral Gables zone hub.
What is a buyer advisory?
A team that represents only the buyer, reads the documents against you, and says where it would not proceed. It is paid the same commission, by the developer, on the same closing.
Can the sales gallery represent me?
No. It represents the developer. Its material is useful and its numbers are the developer's own, but its job is to sell its building, not to compare it against the other one.Read the full answer
Can the desk show me every building in Coral Gables?
Yes, from the current releases and the plans by line, one to one, including which Cassia lines remain at roughly 69 percent sold and which Ponce Park terraces face the park.
What should my first message say?
The building you are looking at, or the question you have. One line is enough; the reply will ask for the rest only if it matters.
How fast does someone reply?
A person replies within 24 hours, usually much sooner. On weekends, back on Monday morning.
Does the desk answer in my language?
English, Spanish, Portuguese, French, German and Italian.
Can I be represented without visiting Miami?
Yes. Buyers abroad are represented from the first document to closing, and Coral Gables is a neighborhood where many purchases are second homes run exactly that way.
