Every Miami address sits in a FEMA flood zone, and the letter decides the insurance file: A and V zones are the special flood hazard area, X is outside it. Every coastal address also sits in a county evacuation zone, lettered A to E, that decides when an order to leave applies. Neither letter says whether your home gets wet; the floor height does. Here is how to read each for Villa Miami.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
FEMA’s flood maps give every parcel a zone. AE is land where still water can rise in the hundred-year flood, VE is land that waves can reach, and each carries a base flood elevation in feet above sea level. X is outside the hazard area. A lender that finances a home in an A or V zone must require flood insurance; a cash buyer decides alone. The parcel for Villa Miami is read by its address. Where Villa Miami stands: 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west.
A new tower is built with its lowest finished floor above the base flood elevation, with a margin the code calls freeboard. A home on an upper floor at Villa Miami will not take surge water. What sits at grade can: the garage, the lobby and, in a poorly planned building, the switchgear, the pumps and the elevator machinery. The design that answers it: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium.
The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
Miami-Dade and Palm Beach counties map evacuation zones by storm surge, lettered A to E, with A nearest the water and ordered out first. The barrier islands and most of the bayfront sit in A or B. An order is for the zone, not a verdict on any one building: a tower built to the current code may stand perfectly well and the order still applies, because surge can cut off the roads, the power and the water for days. Many buildings close under an order. Ask what the rules at Villa Miami say, whether residents may stay, and who decides it is safe to reopen. The households that would leave together: 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown.
After the storm the county lets residents back in by zone, and the building may need its own inspection first. Ask who at Villa Miami holds that authority and how owners abroad are told. The homes they come back to: Villa Mezzo half floors of 3 to 4 bedrooms, ~2,940 to ~2,970 SF interior · Villa Piano full floors of 4 to 5 bedrooms, ~5,900 to ~5,960 SF interior · Villa Doppio duplexes · two terraces on every home, sunrise and sunset · 10 to 11 foot ceilings.
Flood is excluded from the ordinary property policy. The association buys a master flood policy on the building where the lender or the board requires one; an owner’s HO-6 policy excludes flood, so contents and improvements need their own. Read the master policy’s limit and deductible beside the building’s replacement value; a gap there lands on the owners after a storm. Since October 2024 Florida law requires a seller to disclose, before contract, any flood insurance claims and any federal flood assistance on the property; from a developer the answer is usually none, and the form still belongs in the file. What a storm would test first at Villa Miami: ~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator.
Where an operator runs the building, ask who runs it in a storm: Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed.
Ask in writing for the FEMA zone and base flood elevation, the elevation of the lowest finished residential floor, the floor where the generator, switchgear, pumps and elevator machinery sit, the flood protection of the garage, the evacuation zone, the rules under an order, and the master flood policy’s limit and deductible. Who answers for Villa Miami: Terra with One Thousand Group · developer of record 710 Edge Property LLC. The money committed by then: The deposit schedule is held by the desk and read with you before contract.
The trade-off is the water itself. The ocean or the bay that makes the address is the same water on the map: a high floor on the water is the safest place for the home in a storm and the least convenient for the owner, who must leave under an order. A home inland in an X zone carries a thinner file and a shorter view. The desk reads the flood map, the evacuation zone and the master flood policy summary for Villa Miami with you and your insurer before contract.
The map decides the paperwork. The floor height decides the water.
