A residence is a household before it is a floor plan. This is how the household would run at Villa Miami, and what to ask before assuming it will.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Villa Miami is at 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west. The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the estate manager’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: Terra with One Thousand Group · developer of record 710 Edge Property LLC. Brand: Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed. Architecture: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium. Interiors: Charles and Co, Vicky Charles.
Compare as you read: Anantara Residences Miami and Alba Palm Beach answer the same questions differently, and the desk holds the documents for all three.
Arrival as published: 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west. Ask how visitors are screened, whether there is a separate service entrance, and how the building handles a household with staff who come and go.
Where packages are received, who signs, how long they are held, whether refrigerated and oversize deliveries are handled, and whether bonded couriers and art handlers have a route that does not cross the lobby. The answers are in the building’s procedures, which exist only once a manager is appointed; before that, ask what the developer has specified.
Hanging heavy art, installing a wine room, adding security systems or changing a kitchen after delivery are alterations that need approvals. Ask for the alteration rules and the review timeline before assuming the home can be made yours.
Villa Mezzo half floors of 3 to 4 bedrooms, ~2,940 to ~2,970 SF interior · Villa Piano full floors of 4 to 5 bedrooms, ~5,900 to ~5,960 SF interior · Villa Doppio duplexes · two terraces on every home, sunrise and sunset · 10 to 11 foot ceilings. Staff quarters, service elevators, guest suites and their rules decide whether a household runs smoothly here. Where does a courier stand? Where does a nanny park? Where does the art come in? The desk asks all three on the site walk, and puts the answers beside the developer’s written procedures.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For a household that means the procedures before the finishes. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
