Sound at Villa Miami: the slab between neighbours, the walls, and the rules for hard floors

In a concrete tower the neighbour you hear is usually the one above, walking. At Villa Miami, here is how the building is meant to keep that sound where it starts.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Two Kinds Of Noise

Through the air and through the slab.

Voices and music travel through the air; walls and floors are rated for them by STC, the sound transmission class. Footsteps, dropped objects and chairs travel through the structure; floor and ceiling assemblies are rated for them by IIC, the impact insulation class. The Florida Building Code sets a minimum for each between residences, and some luxury towers state higher targets. Ask which figures Villa Miami commits to, and whether they are tested on site or only calculated.

Villa Miami: Villa Mezzo half floors of 3 to 4 bedrooms, ~2,940 to ~2,970 SF interior · Villa Piano full floors of 4 to 5 bedrooms, ~5,900 to ~5,960 SF interior · Villa Doppio duplexes · two terraces on every home, sunrise and sunset · 10 to 11 foot ceilings.

The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

Hard Floors And Underlayment

Stone looks quiet. It is not.

Stone, tile and wood carry impact sound into the slab. Declarations usually require an approved acoustic underlayment beneath any hard floor, and a few require a test once it is laid. Ask what the rule at Villa Miami says, whether the developer’s own finished floors meet it, and whether an owner who renovates must submit the product and its rating to the association before work starts.

Villa Miami: 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown.

The Building’s Own Sounds

Shafts, chutes and machines.

Some noise comes from the building itself: an elevator shaft beside a bedroom, a trash chute behind a wall, pumps, generators and cooling towers on the roof or the amenity deck. Read the floor plans at Villa Miami for what sits on the far side of each bedroom wall, and ask where the mechanical rooms sit in relation to the lines under consideration.

Villa Miami: ~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator.

Outside Noise And The Record

Glass, traffic, a written standard.

Laminated impact glass usually cuts traffic and boat noise better than ordinary glazing, and a window’s OITC rating measures that outdoor sound. Ask whether the acoustic targets for Villa Miami appear in the construction drawings or only in the brochure, and whether an acoustic consultant reported on them. The desk asks the developer of Villa Miami for the acoustic specification in writing.

Quiet is a number on a drawing. Ask to see the number.
