A wellness building is a building with a certificate, a specification or a spa, and the three are not the same thing. At Six Fisher Island the question is which one the word rests on: a standard such as WELL that an outside body checks, a specification for filtered air and treated water written into the homes, or a spa floor with a staff. Here is how to read each, what it costs to keep, and what to ask for in writing.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
A certificate such as WELL or LEED means an outside organisation checked the building against a published standard, at a stage: registered, designed to the standard, or certified after completion. Registered is an intention. A specification means the developer wrote the filtration, the water treatment, the lighting or the materials into the plans and the contract exhibits, where they can be read. A spa means space and staff, which the budget pays for. Each is a different promise and a different cost at Six Fisher Island. Ask which applies, at what stage, and where it is written. The homes the word is attached to: ~50 waterfront homes, the last to be built on Fisher Island. The design behind them: Kobi Karp Architecture and Interior Design, design architect.
The Six Fisher Island dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
A tower has two air systems. The building’s moves fresh air into the corridors and the amenity floors through central units with filters the association changes. The home’s is a unit inside the residence with a filter the owner changes, and it decides what you breathe at night. Ask the filter grade in each, whether fresh air is ducted into the home or only the corridor, and whether the home’s system runs a dehumidifier, because a closed home in August grows mould before it grows dust. Low toxicity materials, where the developer claims them, are a line in the finish schedule, not a feeling. The specification as published: 3 to 8 bedrooms · from ~3,900 to over ~15,000 square feet. The spaces the central system serves: Over ~55,000 square feet, private to residents · bayfront and sunset pools with cabanas, padel court and children’s playground, residents-only oceanfront restaurant with private dining room, chef’s table and cocktail bar, Sanctuary Spa with plunge pools and salon, fitness centre, gallery lounge and café.
Tap water is treated by the public utility before it reaches the building. Some towers add a filtration plant in the garage that softens or filters every line, and some homes add a filter under the sink. Ask which Six Fisher Island has, who maintains it and what it costs the budget. Then the spa and the gym. The space is a common element the owners pay for whether they use it or not. The service, a trainer, a treatment, a class, is billed to whoever books it, by an operator the association or the brand chose. Ask who runs it, the hours, how residents book against hotel guests where a hotel shares the building, and whether a practitioner may come to the home. The operator, where there is one: No brand or operator is recorded for this building. Where the building stands: Fisher Island · ~650 feet of shoreline, set in ~6.5 acres of gardens · views to Miami Beach, Biscayne Bay, the Atlantic and the Miami skyline.
Filters are changed, water plants are serviced, spa staff are paid and a certificate is renewed, and every one of those is a line in the budget at Six Fisher Island. Read the first year’s budget for them and ask which are the developer’s estimates and which are contracts already signed. Ask too what happens if the operator leaves or the board drops the certificate. Who answers for the specification: Related Group, with BH Group and Globe Invest as co-developers · sales by Douglas Elliman Development Marketing. What was settled before any of it: The deposit schedule is held by the desk and read with you before contract.
The trade-off is the quiet against the clinic. A building that staffs a spa, runs a water plant and keeps a certificate charges for it every month and brings practitioners and their clients through the lobby; a building that filters well and promises nothing is cheaper and quieter, and leaves the rest to you. The desk reads the specification, the certificate stage and the first budget for Six Fisher Island with you before contract.
Wellness is a filter grade and a budget line. Everything else is a brochure.
