Smart-home security at The Perigon: who runs the network, who holds the data, and what changes hands at closing

A new tower is a network with residences attached. At The Perigon, here is who controls that network and what to change the day the keys arrive.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Two Layers Of Systems

The building and the home.

The building runs access control, cameras, intercom, the package room, elevator dispatch and the building management system. The residence may add lighting, shades, climate, audio, locks and a door camera, often on one app. The building layer belongs to the association; the residence layer belongs to you, though the developer’s integrator usually installed both.

The Perigon: The homes are as the dossier records.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

Who Holds The Keys

Administrator access and contracts.

Ask who holds administrator access to each system, whether the integrator keeps remote access after delivery, and what the association’s vendor contracts say about security updates and incident response. A system no one updates is a door no one watches.

The Perigon: No brand or operator is recorded for this building.

The Records

Cameras, fobs, faces.

Access systems log every entry; cameras record common areas; some buildings use facial recognition or phone credentials. Ask how long records are kept, who may view them, and what the written privacy policy says. For a family that values discretion, the access log is as sensitive as the deed.

At Closing

Reset everything.

Ask whether residence networks are separated from the building network and from each other. At delivery, list every connected device, take ownership of the router and the app accounts, change every default password, reset lock and gate codes, and remove the installer’s access unless a service contract needs it.

The Perigon: ~73 homes · 2 to 4 bedrooms · private elevator entry to each residence.

If someone else set the password, it is not your password yet.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
