Privacy at The Perigon: what a trust or an LLC hides from the public record, and what it does not

In Florida the deed is public the day it records. At The Perigon, here is what a trust or a company keeps private, and the two places privacy stops.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

What The Record Shows

Deed, price, name.

The county records the deed, the documentary stamps (from which anyone can compute the price), and the name of the grantee. Property-record sites republish it within days. A buyer who signs in their own name is searchable by address and by name for as long as they own.

The Perigon: ~73 homes · 2 to 4 bedrooms · private elevator entry to each residence.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

What An Entity Changes

The name on the deed.

A revocable trust puts the trustee’s name on the deed, which can be the buyer, a family member or a professional. A Florida or Delaware LLC puts the company’s name there; the state’s own filing then lists a registered agent and, for a Florida LLC, its managers. The price still shows through the stamps; what changes is whether a name search finds the home.

Where Privacy Stops

Two places.

Federal reporting: entity buyers of residential property in Miami-Dade have for years been subject to beneficial-ownership reporting on all-cash purchases above a threshold, and the Corporate Transparency Act regime adds company-level reporting; counsel states the current rules on the day you sign. The building: the association, the developer and the lender all know who you are; privacy is from the public, not from the parties.

The Perigon: No brand or operator is recorded for this building.

The Desk Question

One sentence.

Which form of ownership gives the privacy I want without losing homestead or the lender, and does this contract allow it? The first half is counsel’s; the second the desk answers from the purchase agreement.

Privacy is a choice made at contract. Afterwards it is a new deed.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

What the buyer who values privacy asks

Can I buy at The Perigon anonymously?
Not from the government or the building; from the public record, a trust or a company keeps your name off the deed, and the price still shows through the stamps.
Does an LLC hide the price I paid at The Perigon?
No. Documentary stamps on the recorded deed reveal the price; the entity hides the name, not the number.Read the full answer
Will a trust cost me the homestead exemption?
Certain revocable trusts keep it where the beneficiary lives there; an LLC does not qualify. Counsel confirms the trust’s terms.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
