The glass at The Perigon: impact ratings, design pressure, water and sound, and who replaces a pane

Every view in a Miami tower is seen through a tested product. At The Perigon, here is how to read the test, and who pays when a pane fails.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Rule In Miami-Dade

Openings that survive the storm.

Miami-Dade and Broward sit in the building code’s high-velocity hurricane zone, where windows and doors must resist impact and pressure without shutters. Each product carries an approval, in Miami-Dade a Notice of Acceptance, recording the tests it passed: a large missile fired at the glass, then thousands of pressure cycles.

The Perigon: 5333 Collins Avenue, between the Atlantic and Biscayne Bay · ~200 linear feet of shoreline on both sides.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

Design Pressure

Height and corners change the number.

Wind load rises with height and peaks at the corners, so the engineer sets a design pressure for each zone of the facade and the product must meet it. Laminated glass cracks without falling out, which is the point. Ask for the rating on your line and the largest panel size tested.

The Perigon: OMA, the Office for Metropolitan Architecture.

Water, Sound And Sun

The ratings beside the impact test.

Sliding terrace doors are where water gets in: their water rating and the sill height decide whether a sideways rain stays outside. A sound rating matters beside a road or a flight path. A film added later can void the glass warranty. Each figure is on the product sheet.

Who Replaces A Pane

The declaration decides.

Many Florida declarations make glass and doors serving one residence the owner’s to maintain and replace, to the approved specification and with the association’s consent; others keep the facade with the association. Ask which applies, who holds the warranty after delivery, and the lead time for a custom panel.

The Perigon: The homes are as the dossier records.

The view is only as good as the glass in front of it. Ask for the test.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed.
