The developer of Olara is Savanna, New York based real estate investment manager formed in 1992; construction by SavCon and Gilbane; exclusive sales and marketing by Compass Development Marketing Group. The design is by Arquitectonica; landscape by EDSA. That is the brochure answer. The contract answer is a company formed for this one project, and the warranty, the deposits and the delivery date rest on it. Here is who signs, who draws, who builds, who lends, and what each has finished before.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three names sit on a new tower like Olara and one of them signs your contract. The brand lends its name under a licence. The sponsor raises the money and runs the project. The seller is a company formed for this one building, usually a Florida limited liability company with the project in its name, which holds the land and sells the homes. Your purchase agreement names that company, and so does the deed. The sponsor stands behind it by reputation, not by law, unless a guarantee is written in. Ask who the seller of Olara is and who manages it. Who stands behind Olara: Savanna, New York based real estate investment manager formed in 1992; construction by SavCon and Gilbane; exclusive sales and marketing by Compass Development Marketing Group. The name on the door, which is a separate agreement: No brand or operator is recorded for this building.

A design architect gives the building its shape and its name in the press. A Florida licensed architect of record seals the drawings and answers to the building department; often they are not the same firm. An interior designer chooses what you touch. The general contractor turns the drawings into a building, and its record of finishing towers on time in this county matters as much as anyone’s. Ask for all four names behind Olara in writing and for one finished building by each. The team at Olara: Arquitectonica; landscape by EDSA. What they are drawing: 275 residences of two to four bedrooms plus den across 26 storeys; construction at floor 15 as of August 2026; phased delivery late 2026 through 2028. The spaces they are shaping: Over 80,000 square feet centred on a private sixth floor deck; dining by Jose Andres Group including an 8,500 square foot indoor and outdoor waterfront restaurant and a dockside oyster bar; private marina with resident slips, a captained fishing boat and a cruising yacht; 24 hour doorman, valet and security; resident manager and concierge.
The record behind Olara is a list of earlier buildings with four facts each: when it was promised, when it opened, how turnover to the owners went, and what the owners did afterwards. The first two live in old brochures and the county’s certificates of occupancy, the third in the association’s records, the fourth in the court docket, because owners who found defects sue the seller company, and a sponsor with several such cases has a pattern. Florida gives owners an implied warranty from the developer for three years from the building’s completion, so the question is whether the seller company still exists, with assets, when the three years run. Ask what the sponsor has completed in South Florida in ten years, and go to one. The homes being promised this time: Two assigned full sized parking spaces with EV capability per residence; twelve guest suites in the building.
A construction loan recorded against the land under Olara says a bank has read the budget and the sales, and its covenants set the presales the project needs before the cranes move. Ask whether it has closed, and what it is building: 275 residences of two to four bedrooms plus den across 26 storeys; construction at floor 15 as of August 2026; phased delivery late 2026 through 2028. Your deposits go first to an escrow agent named in the contract, under Florida’s condominium law, which protects the first ten percent and lets the contract say what happens to the rest; the agent’s name is worth knowing too. The land itself is the parcel at 1919 N Flagler Drive, West Palm Beach, overlooking the Intracoastal Waterway; Currie Park and the NORA District walkable per the developer; Worth Avenue on Palm Beach island minutes away. What the contract asks of you while the building is a drawing: The deposit schedule is held by the desk and read with you before contract.
The trade-off is the famous name against the steady one. A brand and a star architect raise the price and the resale pool; neither builds the tower or pays the warranty. A plain developer with six finished buildings and no brand gives Olara a thinner brochure and a thicker record. The desk puts the seller company, the sponsor’s finished buildings, the loan and the court search for Olara in front of you before contract, and introduces counsel where a question is legal.
The brand is on the lobby wall. The developer is on the contract. Read the contract.
