Closing costs at Edgeworth: the developer fee, title, documentary stamps and what to budget

The price is on the sheet. The closing costs are in the contract. At Edgeworth, here is what they are made of and how to get the number before you sign.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Developer Fee

The line nobody expects.

Most Miami pre-construction contracts add a developer or closing fee stated as a percentage of the price. It pays the developer’s closing costs, not yours. It is in the purchase agreement; the brochure never mentions it.

Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

The State And The Title Company

Stamps, title, settlement.

Florida charges documentary stamp tax on the deed and, where there is a mortgage, on the note. Title insurance and settlement fees follow the price. These are not developer choices; they are the state and the title company, and they are estimable to the dollar.

The Association

The first dues and the working capital.

Most contracts collect two or three months of association dues at closing as a working-capital contribution, plus the first month. A brand or club fee may be collected too. Edgeworth: No brand or operator is recorded for this building. The amenity program is as the dossier records.

Getting The Number

In writing, before contract.

Ask the desk for a closing-cost estimate on a specific unit at a specific price: developer fee, stamps, title, working capital, first dues. It is a one-page number and the desk prepares it from the contract.

The price is the beginning of the price.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
