The restaurant at Banyan Tree Residences: open to the public or residents only, and what that changes for privacy, the lobby and the budget

A restaurant in the building is a pleasure and a front door for strangers. At Banyan Tree Residences, here is how to tell which one you are buying.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Three Models

Who the room is for.

A residents-only dining room is a common element: the association runs it or hires an operator, and its cost sits in the budget whether owners eat there or not. A hotel restaurant serves the public, with residents as favoured guests. A leased restaurant sits in a commercial unit and answers to its own landlord. The declaration says which applies.

Banyan Tree Residences: A full floor of wellness and spa: reflection and meditation garden, treatment rooms, rainforest showers, hammam, steam, sauna, soaking baths, cold plunge, cryotherapy, meditation dome, ice fountain; signature pool and cabanas; juice bar; garden bar and lounge; open-air cinema; golf simulator; speakeasy; rooftop amenity deck; children’s discovery garden; pet retreat; putting green.

Who Owns The Space

Common element or commercial unit.

If the restaurant is a common element, owners pay for it and, after turnover, decide about it. If it is commercial or hotel space, a shared facilities agreement usually sets what the residential association pays toward lobbies, loading and security. Read it for the cost formula and for who may change it.

Banyan Tree Residences: Banyan Tree (Banyan Group); owners join The Sanctuary Club with priority access and preferred rates across more than 100 Banyan Group properties in more than 20 countries; a dedicated 24-hour host and service team trained in Banyan Tree hospitality.

The Lobby Question

Entrances, elevators, deliveries.

A public restaurant brings diners, couriers and event guests into the building. Ask whether it has its own street entrance, whether elevators are shared and whether deliveries avoid residential corridors. Late hours and kitchen exhaust reach the residences nearest to them.

What Residents Get

Priority, guests, private use.

Ask whether residents hold reservation priority, whether their guests book as residents, whether the room can be taken for a private dinner, and whether any minimum spend sits in the budget. These live in the rules or the operator’s agreement, not the brochure.

Know who else walks through your lobby before you sign for it.

The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
