A brochure is chosen. The offering package is required. At Banyan Tree Residences, here is the paper the law makes the developer hand over, and the paper you have to ask for.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
A developer selling new condominium homes in Florida delivers a set of documents with the purchase agreement: the prospectus, the declaration of condominium, the association’s articles and bylaws, the estimated budget with its reserve schedule, the plans, the escrow agreement, the rules, and a short sheet of questions and answers. The receipt you sign for them starts a clock.
Banyan Tree Residences: 88 private residences plus a penthouse collection: one- to four-bedroom corner residences with wraparound terraces, 10-foot ceilings, floor-to-ceiling impact glass, direct elevator entry in most; Yabu Pushelberg kitchens with Sub-Zero and Wolf; primary baths with rain shower and sculptural freestanding tubs.

Florida lets the buyer of a new condominium from a developer cancel by written notice within fifteen days of signing or of receiving the full package, whichever is later, and recover the deposit. The contract must say so in conspicuous type. A later amendment that is materially adverse to the buyer can reopen that right. Counsel reads the dates.
The declaration answers what you own, who maintains the glass and the terrace, and what you may change. The budget answers what the first year costs. The escrow agreement answers who holds the deposits: Florida requires escrow, and allows the part above ten percent of the price to fund construction when the contract says so. The bylaws answer when the owners take the board.
Banyan Tree Residences: 400 Hibiscus Acquisitions, LLC; presented as Mast Capital and Curated JCZM Development.
Some documents shape the ownership and may sit outside the bound set: the brand or hotel management agreement and how it ends, any shared facilities agreement with a commercial owner in the tower, and the specification sheet the contract cites. Ask for each by name, in writing.
Banyan Tree Residences: Banyan Tree (Banyan Group); owners join The Sanctuary Club with priority access and preferred rates across more than 100 Banyan Group properties in more than 20 countries; a dedicated 24-hour host and service team trained in Banyan Tree hospitality.
The brochure is what they want you to see. The package is what they must show you.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
