For the family office buying a West Palm Beach residence for a principal, through an entity, with a committee that wants the file complete before the first deposit moves.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
South Flagler House, on the published record, is the building that reads most like an office's own checklist: Related Ross as developer, topped out in November 2025, delivery March 2027 reported on track, approximately 80 percent sold, and a programme that includes a business centre and private offices, two private dining rooms and a wine tasting room with lockers. Olara is the scale alternative, 275 residences run by a resident manager, a 24 hour doorman and a medical concierge, with Gilbane on construction and a delivery that is phased from late 2026. Alba Palm Beach is the finished one, 55 residences completed in June 2026 behind a private gated entry, which lets the office read an estoppel and a budget that exist rather than a projection. Banyan Tree adds a brand and no date; Edgeworth adds a fully refundable reservation and a 2030 closing. The office chooses between a known building and a known date.

The first two lines of any office's file. South Flagler House publishes a developer with a name attached, Related Ross led by Stephen M. Ross, and a construction fact, topped out in November 2025, which turns a delivery date from a promise into a schedule. Olara publishes an investment manager with a founding year, 1992, a construction partner with its own balance sheet, Gilbane, and a floor count in progress, 15 in August 2026. Alba publishes a completed building. Banyan Tree publishes its developer as 400 Hibiscus Acquisitions, LLC, presented as Mast Capital and Curated JCZM Development, and no date. Edgeworth publishes a reservation phase ahead of a 2027 start. An office reads the developer's record and the construction loan before it reads the brochure, and asks for the lender's name at every building that has not finished. Read how to verify a developer's record, what a developer's construction loan tells you and the family office diligence file for South Flagler House.
The ones the developer names. South Flagler House publishes private offices and a business centre, two private dining rooms and a wine room with lockers, which is a floor a principal can work from and host in without leaving the building. Alba publishes a private dining room with climate controlled wine storage and a catering kitchen, a screening room and a library, in a building of 55 homes where the rooms are seldom booked out. Olara publishes a resident manager, a concierge and the Jose Andres Group's restaurant, with the office's hosting done at a table rather than in a private room unless the rules say otherwise. Banyan Tree publishes a speakeasy and a garden bar. What none of them publishes is the booking rule, the fee for a private dining room, or whether an office's visitors count as the owner's guests, and those are the three questions to put to the sales team before the entity signs. Read which West Palm Beach condo suits a collector of cars and wine, private dining and events at Olara and how to read the amenity rules.
A different set at each stage of construction. At Alba, finished, the papers exist: the recorded declaration, the adopted budget, the reserve schedule and an estoppel certificate the association can issue today, plus a municipal lien search on a building that has a certificate of occupancy. At South Flagler House and Olara the papers are the developer's: the prospectus, the estimated budget, the contract with its outside date and the escrow instructions, with the association's own records arriving at turnover. At Edgeworth the first paper is the reservation agreement, and the office reads what makes the deposit refundable and what ends that. The entity question runs through all five: which company or trust signs, who is disclosed to the developer and the association, and how the office's own approval resolution sits beside the contract's dates. Read how a family office buys several Miami condos, from offer to recording, buying a Miami condo through an entity, what a condo estoppel certificate tells a Miami buyer and reservation against contract at Edgeworth.
South Flagler House suits the office that wants a named developer, a topped out building, a date and rooms to work and host in. You give up the first choice of line in a building approximately 80 percent sold. Read the South Flagler House buyer's guide.
Olara suits the office that wants scale, a published construction partner, a marina and a medical concierge, and can take a phased delivery. You give up a small building's discretion. Read the Olara buyer's guide.
Alba suits the office that wants the file to be real now: a finished building of 55 homes, a gate, a dock and an estoppel. You give up choice; the developer publishes very limited final inventory. Read the Alba buyer's guide.
Banyan Tree suits the office that wants a brand's service culture downtown and will wait for a date. Edgeworth suits the office that wants an option on Related Ross's next waterfront building at a near zero cost of looking, and can wait to 2030. Read the Banyan Tree buyer's guide and the Edgeworth buyer's guide.
