For the buyer who is leaving a house with a four car garage and a cellar for a tower on Flagler Drive, and wants to know what a condominium can hold before the movers are booked.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Olara is the only West Palm Beach building on our file that publishes a parking count per home: two assigned full sized spaces with EV capability for each of its 275 residences. Alba Palm Beach publishes an EV-ready covered garage and a private dining room with climate-controlled wine storage, in a finished building of 55 homes. South Flagler House publishes a wine tasting room with lockers and a private porte-cochere. Banyan Tree Residences publishes a speakeasy and a golf simulator and no parking or wine detail on our file. None of the four publishes an entry price. The collector's rule in a condominium is simple. A space is yours only if the deed or the declaration assigns it; a locker is yours only on the same terms; and everything else is a licence the association may change.
The same five questions, from the developers' published material only, with the collector's line added.

Less than a house, and the difference is in the papers. A space is either a limited common element assigned to the home by the declaration, in which case it follows the deed, or a space the developer or the association assigns by licence, in which case it can be moved. Olara's two spaces per residence are the published fact; whether they are deeded or assigned is the question for the declaration. A second question is the car itself: a low car on a steep ramp, a wide car in a standard bay, and a car that sits for months with a battery that needs tending. Ask each building for the garage plan with the assigned bays marked, the ramp grade, the ceiling height, whether a lift is permitted in a bay, whether a trickle charger may be left connected, and what the valet's own insurance covers. Read parking, EV and storage at Olara, at Alba and at South Flagler House.
Sometimes, and only from whoever holds them. Ask whether the developer has unassigned spaces for sale, what they cost and whether they can be sold separately later; whether the association rents spaces month to month; and whether a car that is not driven may be stored in the garage at all, since some rules bar an unregistered or covered vehicle. For the collector with more cars than bays the answer is usually a storage facility off site, with the building's valet handling the one that lives here. Read limited common elements and storage at Olara and at Alba, and is the private rooftop deeded for the same ownership logic applied to another amenity.
A tasting room with lockers, as South Flagler House publishes, is a common element with lockers the association assigns or rents; the wine is the owner's, the locker usually is not, and the rules decide who may enter and when. Alba's climate-controlled storage sits inside a private dining room with a catering kitchen, which is the building saying the room is for dinner, not for a cellar of two thousand bottles. A collector asks four things: the locker count against the number of homes, the temperature and humidity the room holds and who monitors it, the association's liability if the cooling fails, and whether a home may install its own conditioned wine room and what the plumbing and electrical rules allow. Read wine storage infrastructure at South Flagler House, at Alba and at Banyan Tree, and moving in and renovations at Olara for what a renovation to add a cellar requires.
The association's policy covers the building; the owner's policy covers the inside of the home and its contents, and a collection of cars or wine is usually a separate schedule on a separate policy, with a valuation the insurer accepts. Ask an insurer before the reservation what it needs to cover a car parked in a shared garage and wine stored in a shared locker, and whether the building's own coverage says anything about either. Read Miami condo insurance and the ownership file for a West Palm Beach condo, which lists the papers a waterfront building adds.
Olara suits the collector who wants two assigned spaces with charging per home, a valet and a doorman around the clock, and a restaurant downstairs. You wait for your phase and carry a resort's budget. Read Olara: is it worth it.
Alba suits the collector who wants to move this year, a gated entry, an EV-ready garage and a conditioned wine room for dinners. You give up choice and a published space count. Read Alba: is it worth it.
South Flagler House suits the collector who wants a wine locker in a tasting room and a porte-cochere worthy of the car, in a Stern building due March 2027. You give up a published space count and most of the Park Residences. Read South Flagler House: is it worth it.
Banyan Tree suits the collector who wants the speakeasy and the brand more than the garage. You give up a date and any published parking or wine fact. Read Banyan Tree: is it worth it.
West Palm Beach condo for an art collector reads the same buildings for walls and crates; who to call when buying in West Palm Beach is the first step. The desk reads the garage plan and the declaration's assignment of spaces and lockers with the collector before anyone reserves.
