Genuine headquarters relocation. The firm’s centre of gravity moves: principals, decision-making, most staff. Real, and the smallest of the three categories.
A substantial satellite office. The firm keeps its headquarters elsewhere and builds real capability here. This is the largest genuine category and the most consequential for housing.
An announcement or a small presence. A registered address, a handful of people, a stated intention. Reported identically to the other two, and it is not the same fact.

Alternative asset management has a real and growing Miami presence: hedge funds, private equity and venture firms with substantial offices and senior people actually resident.

Family offices grew substantially, and this is the least visible and possibly most significant category because they do not announce.

How many people, and at what level? Twenty senior people matter more for housing than two hundred junior ones, and both matter less than the headline implies.
Announced or occupied? A signed lease is a fact. A press release is a plan, and plans change.
