For the family office buying a Brickell apartment for a principal who will be in Miami for board weeks and a season, and wants the building to run without the office running it.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
619 Brickell by Nobu is the office's waterfront building on our Brickell file: ~300 homes across 75 stories, 1 to 5 bedrooms with Sky Villas and penthouses, water views from every living room, a resident-only wellness floor and a WELL Building certification, From $2,950,000. Cipriani Residences Miami is the service building: 397 homes delivering summer 2027, more than 80 percent sold, a designated Director of Residences and a 24-hour staff trained by Cipriani, From $1,859,900. ORA by Casa Tua is the furnished building: studio to four bedroom homes delivered move in ready across 77 storeys, From $952,900, for a principal who wants to land and not furnish. The office's questions are the same for all three: who signs, what the licence actually promises, and what the floor depends on.

A family office buys through a trust, a company or both, and the purchase agreement has to allow it. Three questions before the reservation, in writing: whether the buyer named at contract may assign to an entity the same principal controls before closing, and at what fee; what the developer requires of that entity, usually the formation papers, the authority of the signer and the source of the deposit; and whether the declaration treats the principal's family as owners or as guests when an entity holds the deed. A fourth for a branded building: whether the brand's resident privileges attach to a person or to the entity. Read LLC, trust or personal name and buying a Miami condo through an entity, then the building notes on entity ownership at Nobu, at Cipriani and at ORA. The structure itself is counsel's.
Each of the three is a licence, and a licence is a document with an end. ORA's fact sheet says it plainly: the project is not owned, developed or sold by Casa Tua, and the licence may be terminated or revoked. Nobu's name is licensed to the developer for the hospitality and wellness program. Cipriani's is an operating standard, the same family that has run Harry's Bar since 1931 running the dining rooms and the concierge. The office asks for the licence or management agreement, its term, its renewal, who may end it and what the building is called the day after. Read what a brand actually does in a Miami branded residence and the notes on licensing terms at ORA and at Nobu.
A principal who buys on floor 60 lives by the elevators. None of the three developers counts cars in the material on our file; the office asks for the number of cars, the cars reserved for residents, the service car for deliveries and movers, and whether a destination dispatch system runs them. Cipriani publishes direct elevator entry in select residences. ORA publishes a park 500 feet up with the premium views above it, which puts the office's floor choice on one side or the other of Bosco. Read elevators at Nobu and elevators at ORA. The trade-off is the same in every tower: the view that justifies the floor is the view that depends on the lift.
After closing the office keeps the deed and the title policy, the recorded declaration and bylaws, the first budget, the insurance certificates, the brand agreement and, at ORA, the furniture inventory that came with the home. Read the ownership file for a Brickell condo and the family office diligence file at Nobu. Deposits sit in the developer's escrow until closing; ORA's schedule is held by the desk and never published, Cipriani's terms are not in the filed materials. Read where your deposit actually sits.
Nobu suits the office that wants the waterfront, a 1 to 5 bedroom range that runs up to Sky Villas and a resident-only wellness floor. You pay the highest published entry here and buy without a published date. Read the Nobu dossier.
Cipriani suits the office that wants a 2027 delivery, a Director of Residences and a staff trained to one standard. You accept 397 neighbours and a building that is mostly sold, so the choice is what is left. Read is Cipriani worth it.
ORA suits the office placing a smaller ticket in a furnished home a principal can use the week it closes. You give up the chance to make the home your own and accept a licence the fact sheet says can end. Read is ORA worth it.
The Brickell zone page maps the avenue; family offices in Miami covers where the offices themselves have settled, and the best branded residences in Downtown Miami runs the brand question across the river. The desk reads the entity clause, the licence and the first-year budget with the office before anyone signs.
