For the owner who will host at home, eat downstairs on a Tuesday and wants to know whether the building's food is a restaurant, a room or a service.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Olara, if "dining" means a restaurant with a chef's name on it: the developer publishes dining by the Jose Andres Group, including an 8,500 square foot indoor and outdoor waterfront restaurant and a dockside oyster bar, on the Intracoastal. South Flagler House and Alba Palm Beach answer the other meaning, the room: two private dining rooms and a wine tasting room with lockers at South Flagler House, and at Alba a private dining room with climate controlled wine storage and a catering kitchen, plus summer kitchens on every terrace. Banyan Tree publishes a juice bar, a garden bar and lounge and a speakeasy; Caretta in Juno Beach publishes in-home dining as a service and a lounge with a demonstration kitchen. The buyer who eats out every night chooses the restaurant; the one who hosts chooses the room; and none of the five publishes who may sit at the next table.
Five axes, from the developers' published material only.

Nobody on our file says. Olara's restaurant is the one published with an operator's name and a size, and whether it serves the public, the marina's visitors or residents only is the first question a buyer asks the sales team, because the answer decides whether a Friday table is a right or a reservation. A restaurant open to the street is usually better run and harder to book; a residents-only room is quieter and has to be funded by the owners if the operator cannot fill it. South Flagler House, Alba, Banyan Tree and Caretta publish no restaurant of that kind, so the question there is the bar and the lounge: whether guests may use them, whether members of a club may, and who pays for the staff behind the counter. In every case the buyer asks where any owner privilege, a priority, a discount, a house account, is written, and whether it is in the declaration or in a letter. Read private dining and events at Olara, concierge and services at Olara and which West Palm Beach condo has the best service.
By booking, and the rule is the thing to read. South Flagler House publishes two private dining rooms and an entertainment lounge with a catering kitchen; Alba publishes one private dining room with its own catering kitchen and wine storage. The developer's house rules, written before the first owner closes, set how far ahead a room may be booked, the fee and the deposit, whether an outside caterer may use the kitchen, the hour the room closes and whether the owner must be present. A building of 55 homes with one room and a building with two towers and two rooms are different arithmetic in December, and the buyer counts rooms against homes before counting bottles. The wine lockers at South Flagler House are the other booking: who gets one, what it costs and whether it passes with the home. Read private dining and events at South Flagler House, private dining and events at Alba and which West Palm Beach condo suits a collector of cars and wine.
Two answers on our file: the kitchen outside and the kitchen that comes to you. Alba publishes summer kitchens on all terraces, which turns the terrace into the dining room for the months the weather allows. Caretta publishes in-home dining as a service, beside housekeeping and a 24/7 concierge, for 95 homes, and the buyer asks whether that is the building's own kitchen or a partner's, what the menu costs and what the hours are. Olara's restaurant and oyster bar imply in-residence delivery without the developer publishing it, so it is a question rather than a fact. Banyan Tree's juice bar and garden bar are the morning and the evening rather than dinner. The buyer who will eat at home most nights reads the terrace plan and the service list; the one who will not reads the restaurant's terms. Read which new West Palm Beach condo has the best terraces, terraces and balconies at Alba and what the amenities are at Caretta.
Olara suits the owner who wants a chef's restaurant and an oyster bar at the water, in a building of 275 homes that can fill them. You give up knowing today who else will be at the table. Read the Olara buyer's guide.
South Flagler House suits the host: two private rooms, a catering kitchen and wine lockers, delivered March 2027. You give up a restaurant downstairs. Read the South Flagler House buyer's guide.
Alba suits the owner who wants a finished building, one private room with its own kitchen and a summer kitchen on the terrace. You give up choice of line and a public room. Read the Alba buyer's guide.
Banyan Tree suits the owner who wants a bar and a lounge in a branded downtown building. Caretta suits the owner who wants dinner brought up and a main street at the door. Both give up a restaurant of their own and a date. Read the Banyan Tree buyer's guide and the Caretta buyer's guide.
The cost of every one of these rooms sits in the association budget, and the buyer reads it there before relying on the brochure: how to read the amenity rules before buying a Miami condo and Miami HOA fees. The desk reads the restaurant's terms, the booking rules and the budget with the buyer before the reservation.
