The short answer

Cipriani Residences Miami publishes the most complete resident dining program of the five: resident only dining by Cipriani, in home dining and 24 hour catering, run by the Cipriani Residential Concierge and a Director of Residences, From $1,859,900. Villa Miami publishes a Major Food Group restaurant with private dining for residents, a juice bar and a coffee lounge, From $5,750,000, with one caution the developer prints itself: the restaurant sits in a commercial component sold separately, so its operation is not guaranteed. 619 Brickell by Nobu publishes a resident Nobu cafe inside ~90,000 square feet of amenity, From $2,950,000. ORA by Casa Tua names Casa Tua as the hospitality operator and publishes no restaurant row, From $952,900. Anantara Residences Miami publishes a hotel of ~50 suites and a nutrition discipline in its Vitality Center, and no restaurant row, From $1,800,000. Which is best depends on one question the brochure never asks: whose restaurant is it.

Is the dining room yours, the hotel's or the public's?

Three answers exist in these five buildings. Cipriani's is resident only, by its own words, which means the table is a resident's table and a guest is a resident's guest. Nobu's cafe is published as a resident cafe too. Villa Miami's restaurant is a Major Food Group room with private dining for residents; the room itself sits in a commercial component sold to a third party, and whether that owner opens it to the city is that owner's decision, not the association's. The private dining is the residents' published part of it. Anantara is a hotel, resort residences and condominium homes in one building, and a hotel's dining serves hotel guests by design; what residents receive is a question for the resident program the developer has not yet published. ORA publishes the operator and leaves the room undescribed. The difference matters on a Saturday night and in the budget: a resident only room is paid for by the residents and nobody else, while a public room pays its own way and may change its menu, its hours or its name. Read private dining and events at Cipriani, at Nobu and at Villa Miami, and hotel guests and resident spaces at Anantara.

Who owns the restaurant, and what happens if the operator leaves?

The brand on the door is not the owner of the room. At Villa Miami the developer says it plainly: the restaurant, the dock and the helipad sit in commercial components sold separately, so their operation is not guaranteed. A buyer there is buying the tower, the half or full floor plan and the two terraces; the restaurant is a hope with a famous name on it. At ORA the fact sheet says the Casa Tua licence may be terminated or revoked, and the project is not owned, developed or sold by the brand. Cipriani and Nobu operate under licence as well, which is how every branded building in Miami works; the question for counsel is what the licence agreement says happens to the dining room, the staff and the service standard if the brand walks, and whether the association can hire a replacement or is left with an empty kitchen it still has to insure. Read brand licensing terms at Villa Miami and at ORA, and what a brand actually does in a Miami branded residence.

What does the dining room do to the budget?

A restaurant costs money whether or not you eat in it. In a resident only building the kitchen's staff, equipment and losses are association expenses, shared by every owner in proportion to their share, and in home dining and catering are billed on top as used. In a building where the restaurant is a commercial unit owned by someone else, the owners usually do not pay its losses, but a shared facilities agreement decides who pays for the lobby, the loading dock, the air conditioning and the valet that both use. Cipriani's house limousine within three miles and Villa Miami's estate manager and curator are published service lines that live somewhere in a budget. Read the developer's estimated operating budget for the line that says food and beverage, and ask what it assumes. Read Miami HOA fees, what the branded residence premium buys and which Brickell tower has the best service for the staff behind the kitchen.

Who each one suits, and what you give up

Cipriani suits the buyer who wants the dining room to be the residents' alone, with a date and a concierge that answers to one standard. You accept 397 neighbours at the same tables and the lines that remain. Read is Cipriani worth it.

Villa Miami suits the buyer who wants Major Food Group's rooms downstairs and a chef upstairs, on a half or full floor with the bay on two sides. You pay the highest published entry of the five and buy the restaurant as a hope, in the developer's own words. Read the Villa Miami dossier.

Nobu suits the buyer who wants a resident cafe folded into a wellness program on the water. You buy without a date and with the cafe's hours still unpublished. Read the Nobu dossier.

Anantara suits the buyer who wants a hotel's kitchen in the building and accepts hotel guests at the next table. You wait for the resident program to be published. Read the Anantara dossier.

ORA suits the buyer who wants Casa Tua's name and a furnished home at the smallest ticket. You give up any published description of the room. Read is ORA worth it.

The Brickell zone page and the Edgewater zone page place the five, and Brickell or Edgewater decides the street before the kitchen. The desk reads the licence summary, the shared facilities agreement and the food and beverage line of the budget with the buyer before the reservation.
