For the household that runs on a housekeeper, a nanny or a carer: the question is not whether the building is serviced, but where the person who serves your home sleeps.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
On the current shelf, three buildings answer the question three different ways, and only two of them involve a room. At The St Regis Residences Sunny Isles Beach, select residences carry service quarters inside the home itself, with service elevators serving the tower. At Ocean House Surfside, the building carries staff quarters with a service kitchen, a building level answer in a 25 home oceanfront building. At Four Seasons Private Residences Coconut Grove there are no quarters at all: the home is staffed from outside, under a Director of Residence, with housekeeping and butler service bought a la carte. The trade is named in the open: quarters cost a room, permanently, whether the staff member is in it or not; the a la carte model costs by the visit, and the person goes home at night. Which cost a household would rather carry decides the building, and this page prints no dollar figure because none of the three dossiers publishes one for this question. The full St Regis record is on the St Regis dossier.
The St Regis Residences Sunny Isles Beach. The North Tower, phase two of the project, rises about 750 feet over 62 stories with about 170 residences of two, three and four bedrooms at about 1,785 to about 5,674 square feet, at 18801 Collins Avenue in Sunny Isles Beach. The residence specification carries the staff answer in one line: service quarters in select residences, with laundry rooms, walk-in closets to all primary bedrooms and service elevators. Quarters inside the home is the house model carried into a tower: the staff member lives where they work, the service entry is the building's own, and the quarters are part of the plan the buyer is paying for in square feet. The building around it is entirely private residential, with no hotel on the property and no transient use, managed by The St Regis Hotel Company. The per building read is in household staff and service entry at St Regis.
Ocean House Surfside. Twenty five residences of two to five bedrooms on the ocean at 9309 to 9317 Collins Avenue in Surfside, between Bal Harbour and Miami Beach, drawn by Arquitectonica under Bernardo Fort-Brescia. The amenity record carries the staff line: staff quarters with a service kitchen, alongside a rooftop pool and spa pool, an ensuite spa with steam and sauna, a cinema, a private garage for six cars and 24 hour valet. Quarters in the building is a different product from quarters in the home: the room is the building's, its allocation is a document question (whose quarters, booked how, for how long, at what charge), and the service kitchen means the staff member's day is provisioned without entering the residence's own kitchen. In a building of 25 homes that is a household scale answer, and the desk reads it with the declaration and the rules, not the fact sheet alone. The building is read in Ocean House: where is it and is it on the water and household staff and service entry at Ocean House.
Four Seasons Private Residences Coconut Grove. Seventy homes over 20 storeys, typical residences from about 2,025 to 3,975 square feet, every one with a water view, run under the Four Seasons licence with an appointed Director of Residence, residential concierge, doorman and bellman, 24 hour security and valet, and 24 hour on-call emergency repair. The a la carte list is the staff model: in-residence dining, spa, housekeeping, grocery provisioning, butler service, wellness programs, dog grooming, catering and car wash. No quarters are claimed in the developer's material, and none should be read into it: the home is held, cleaned, provisioned and served by people who arrive by the visit. For the household whose staff need is daily but not live-in, or whose live-in years are behind it, this is the model that carries no empty room. The building is read in the Four Seasons buyer's guide and in how a Miami second home runs while you are away.
Quarters cost a room. At the St Regis the room sits inside select residences, inside the square footage the buyer purchases, in every month of the year. At Ocean House the room sits inside the building, and its cost and its allocation sit inside the documents every owner shares. The a la carte model costs by the visit: housekeeping, provisioning and butler hours are bought when the household is in residence and not bought when it is not, and the bill follows the calendar instead of the floor plan. Neither is cheaper in the abstract; they are different shapes of cost, fixed against variable, and the household that knows its own pattern (staff in residence all year, or a housekeeper three days a week in season) can price its own pattern against both. The household leaving a house for a condo meets the same decision in downsizing from a house to a new Miami condo.
Four questions, in writing, before contract. Where exactly are the quarters on the plan, and are they inside the residence's stated square footage or outside it? How does service entry run: a service elevator, a service corridor, a separate door? If the quarters are the building's, who allocates them, at what charge, and with what priority when two households want them in the same weeks? And what do the rules say about who may live in quarters, since a staff member in residence for a season can cross the guest to occupant line that every association draws in days, the same line visiting family crosses in who owns the guest suites at a new Miami condo. The neighbourhood around the third model is mapped on the Coconut Grove zone hub, and the whole shelf is indexed in the questions buyers ask and the notes hub.
