For the owner whose parents, children or partners arrive for a week at a time: the suite down the hall is three different products wearing one name.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
It depends on the kind, and there are three. At Kempinski Residences in the Design District the 18 guest suites are sold to residents only: the suite is a unit with its own deed, and the owner carries its assessment, tax and insurance like any other unit. At Olara in West Palm Beach the building publishes twelve guest suites, and whether they are association suites or something else is a declaration question, the first one to ask before contract. Everywhere else the phrase usually means the third kind, a hotel room: at the buildings that carry a hotel, such as Fouquet's, whose operator runs the hotel with owner access to its services, your guests book rooms like anyone else. The buildings that have suites at all are compared in which Design District or West Palm Beach condo has guest suites; this page is about what the suite legally is.
A suite the owner buys. Kempinski's model: 18 guest suites, sold to residents only, in a building of about 132 residences across two towers with no hotel on the site, above a fourth floor amenity bridge linking the towers, with a resort pool, a lap pool and a beach entry pool, and a spa with a cold plunge and saunas. The building carries interiors by the Rockwell Group under the Kempinski Group brand. Sales are run by ISG World for the developer, DaGrosa Capital Development Partners. The buyer of a suite owns a small unit outright. It can house guests, it cannot be a stranger's hotel room, and it sits on the owner's tax bill and insurance program. The desk reads it as the multigenerational answer in deed form: the parents' apartment, inside your building, that you control in every week of the year. The building around it is read in the Kempinski buyer's guide and on the Kempinski dossier.
A suite the association runs. The suite is a common element: the association owns it, the board sets the nightly rate and the booking rules, and the cost of running it sits inside the budget every owner pays. Olara's twelve guest suites are the live question on the current shelf, because the fact sheet counts them without classifying them; the declaration classifies them. An association suite is a shared asset with rationing built in, which is why the peak season rules matter more than the thread count. Olara's wider program is in the Olara buyer's guide.
A room in the hotel. At Fouquet's in the Design District the Barriere group operates the hotel and owners have access to hotel services; at the Ritz-Carlton South Beach, owners have direct access to the Sagamore, the hotel's all suite addition. The guest product is a hotel room at a hotel rate, with availability set by the hotel's own bookings, best in the quiet months and tightest exactly when your family wants it. Nothing about it is owned, which is also its virtue: no deed, no assessment, no empty room to carry in August.
Three documents, in order. The declaration of condominium lists the units and the common elements; a suite that appears as a unit with a unit number is ownable, and one that appears inside the common elements is the association's. The prospectus or the developer's summary of the offering says how a new building's suites are intended to be held, and it is the fastest first read. The association's rules and the first budget say the rest: the booking window, the nightly rate if the board sets one, the maximum stay, and the line in the budget where the suite's running cost sits. An owner who reads those three before contract knows whether he is buying a deed, joining a rota, or relying on a hotel's goodwill, and the difference is worth more than most finishes in the building.
Every model tightens in the same weeks. Association suites ration by booking window and stay limit, and the rules owners approve in the quiet months are the ones that bind in February. Hotel rooms ration by price and availability. A deeded suite does not ration at all, which is the whole of its case. One line to read carefully in every building: where a guest becomes an occupant. Associations draw it in days, and a visiting parent who stays past the line can become a screening and approval question rather than a booking. The household that buys for visiting family, including the downsizers in downsizing from a house to a new Miami condo, should read that line before anything else in the rules.
